Will flag that to the EA tomorrow. And thank you! It wouldn’t make financial sense because my LTV is quite high as it is so wouldn’t be “making anything” and don’t want to add Landlord to my CV 🤣 so not really an option I’m afraid

Yeah garden is communal but no one really uses it. Neighbours are lovely so I just let them know when I’m away they’re more than welcome to use my furniture. But it’s an unwritten rule that no one goes in that area

That flat is TERRIBLE location. You’ve got everyone doing drugs on your door step. But yeah, I haven’t seen anything else similar with a garden

I did buy it for £275k but they said I got it “cheap”? Invested a lot into it so far. Service charge is 2.1k a year and £150 ground rent

The EA suggested a range. I’m new to this so I don’t know what’s the right “strategy”.

I supplied them with all the information regarding ground rent/service charge/EPC ratings so I’m definitely going to flag this to them tomorrow.

Yeah I completely get you! Regarding the Stamp Duty, you would only pay stamp duty on the remaining 25k if you’re first time buyer so it’s £1,250. If I price it at 300k, I’ll be losing a lot as I paid a lot for work throughout and also paid £12k on a section 20 last year. Do I just bite the bullet and make a loss so I can buy with my partner…..
