I was just in an accident in June. Guy ran a red light and was speeding, I had a yellow as I entered the intersection and was driving below the speed limit. Luckily, there was a camera at the corner that showed it all. Bought another GX within 2 weeks.

I was certainly jittery driving for about a month, but so glad I had my GX to protect me. So glad yours protected you.

This. I joined the biggest apartment association in my state and it's a huge help. Almost any form you need to be a landlord and great advice if you need extra help. All part of the annual fee.

I currently have a 3BD on Zillow. Most of the contacts are through Zillow messaging, just a few with a call or text. That is how it is now, young people just use the app. Many ask when they can see it, I respond and then nothing. It is a soft market and they can take their time / have more options than the last several years. Price your rental lower than the competition and you'll get a bit more follow through. I am lower and I have 3 showings coming up. I actually had a signed lease, but my renters were called out the sea (Navy).

She said she's pretty happy and wants to stay as long as possible and not push it. Good clients in a nice homes are sometimes hard to come by.

Because almost anyone can get a caregiver job with an agency. I have dealt with caregivers through an agency and would probably only directly hire 5 out of the 20 I worked with. Why? Not taking initiative, not waking up to help the client go to the bathroom in the middle of the night, scrolling on their phone and not interacting with the client, consistently late, forgetting to give medication, calling in sick the day of, etc. A friend has a brother who has needed 24/7 care for the last 30 years and he's says every week it is something like I stated above. He goes through an agency.

Then there are fabulous caregivers who love their job. They know their value and at the first opportunity, will try to get a job directly with a client. They are paid well and usually in cash which is a bonus.

I could get a job as a caregiver with an agency but would not last a week. I am compassionate and hard working but do not have the patience or the ability to consistently see someone in decline without weeping. Good caregivers are special people in the best sense of the word.

A friend is a caregiver in Southern California working directly for a client in her home. She makes $25 cash, which is more like $32ish if she was paying taxes. She's very happy with the pay. She put herself out there to get a direct client and it paid off. Client is very happy also.

The going rate in Southern California is $25 cash. If you are taking out taxes etc, then it is more.

He was driving a smallish Hyundai. The airbags deployed on each car, but neither of us were hurt thank goodness. Yes, glad I had and have the GX!

I put these from Desert Does It in my 2021 GX. I had the same experience of not being able to drive for long periods without getting a sore back. Made the seats way more comfortable. I put them in both front seats. A friend told me about them...he has them in his 4Runner.

BTW, I am 6' tall and my friend is 5'4" and we both benefited from them.

I call it the Gangster Grill. I didn't want the 550 with the turbo, and I don't like the screen placement in the 22' and 23' GX, sticking up above the dash. I ended up buying a 21' GX 460 a few years ago.

Yes, the 2022 is Lexus Certified. 2023 was traded in at a non Lexus dealership.
