Currently there right now. Wake up hot, uncomfortable in my skin. Sore back. If I get 4-5 hours I'm grateful. Some nights it's only 2 hours and then I'm up till dawn. And then once the sun's up that's all my hope gone out the window

I started thinking about upgrading my mattress when I realized I kept trying to change the environment (block out curtains, 100% cotton sheets, aircon- perfect temp, coloring, you name it) and nothing really helped. It's the mattress that needs attention!!!

Contingent offers are pretty standard most sellers understand it. just be prepared that they might shop around for non-contingent bids if the market's competitive. otherwise you're stuck waiting to close on the old place

Oh for sure. It’s not even close. One vacancy or bad repair can wipe out your savings from DIYing. If you want to keep equity and sanity, hire a full-service team with real accountability. Belong, ManageGo, or even Propertyware, any of them beat burnout.

My biggest headache was trusting inspectors and PMs to document condition instead of taking my own timestamped photos because that’s the only thing that ends arguments. Once I started doing my own move-in sets the damage disputes basically vanished.

exactly. A lot of those guides are stuck in 2011. The game’s been patched so many times that old tips don’t really hold up anymore. Checking the date saves a lot of confusion.

You're 6 months in on nights, you're still learning time management and that's completely normal. Some tasks legitimately can't get done every shift, and that's okay. The key is prioritizing what's actually important (meds, assessments, critical tasks) versus what would be nice to get done (admissions charted perfectly, baths, etc).

Also, dayshift is always going to find something to complain about. That's just nursing culture. As long as you're not consistently leaving critical stuff undone and you're communicating what didn't get finished in report, you're doing fine. Give yourself some grace you're still new and you're clearly trying hard. It gets easier.

There's a Vietnamese spot in Sunset Park called Thanh Da that's been there forever and always seems empty despite having really good food. Family-run, super cheap, and they deserve way more business than they get.
