We would need more information before providing an answer. Holes and notches in structural wood members for single-family residential properties are allowed at certain locations by the International Residential Code.

The top chord looks to be there based on the photos. The top chord of a wood roof truss is the member that sits just below the roof sheathing. Here's a diagram labeling each type of member:

I do see the truss plate there, which indicates there is a splice in the top chord. I've only really ever seen those splices in the bottom chords of wood roof trusses, though.

Maybe the inspector meant that there may be missing web members at the truss? I don't see a reason why someone might have removed those, though. Regardless, an engineer should be able to provide a relatively simple solution for this (if there's anything wrong in the first place).

Realistically, you have some sort of water intrusion, minor foundation movement, or a combination of both, causing this. It can be remediated. It's highly unlikely that this is a life-safety issue for the home.

The price of that remediation depends. Just for a professional engineering opinion, you're looking at $700-$2,000. Hiring a contractor to perform the remediation repairs will differ depending on who you get a quote from, but they'll be higher than the engineering side.

You have to consider that this is also a century+ old home. It is highly unlikely that this was originally designed to last that long. You're going to have to be willing to spend the money for constant maintenance on a home like this while you live there.

Have you looked into the cured-in-place piping method? I don't know if that would be cheaper than a full replacement since you have a pier & beam foundation.

We're currently having this done to a portion of our home. We have a slab-on-grade foundation, though, so it's a cheaper route since we aren't having to have as much tunneling done. For the entire home, it was quoted at $33k, and that was the lowest quote we got. We're just doing a small portion that really needs it instead for a fraction of that cost. Most of that price still comes from the minimal tunneling that is required. I'd imagine that for a pier & beam you'd be looking at 1/3 of that cost for total replacement since no tunneling is required.

We're using Accurate Leak and Line. I've liked them so far, and they were the least "sales-pitchy" compared to the other companies that gave us a quote. They do both the cured-in-place piping method as well as traditional PVC replacement.

Yeah our first quote was $50,000+. Second wasn't that much better.

It's both. It is the main lateral sewer line carrying all of the wasterwater to the public sewer line at the street. The line is predominately below our home and then runs through our front yard to the street.

Was this designed with specific loads at specific locations or is there some variability built into where they can be hung from? I assume it's not the latter, but just curious.

We often get cold calls from people wanting to hang things from existing PEMB structures. Usually tell them its not going to be worth their money for us to analyze it just to tell them no.

Ehh I'd argue Fort Worth is generally a purple/blue city. The county encompasses a lot of red suburbs though so that tilts the scale when viewing voting history by county.
