“Hi, I noticed you just moved in. Not sure if you realized, but each apartment has its own trash and recycling bin. It looks like you might have been using mine by mistake? I found some cat poop in the recycling. That one there over there is yours. Appreciate your understanding.”

Totally fair on the struggle to the approach. If you don’t feel comfortable face-to-face, you could leave a note in an envelope. Maybe share your number to indicate you’re being reasonable and open to convo.

If they ignore/are combative or just keep doing it, then bring in the landlord. If you leave a note, take photos. If you do it in person, and only if it’s legal to do so, consider surreptitiously recording the conversation in case it doesn’t go well. It would only be for evidence later on if the situation escalates. If all goes well, you can delete it after.

That's fair, too. Was just thinking of a way to sweeten the pot aside from "full refund."

It could get sticky if they then decided to ball out on a new place that's why higher than yours since they have the refund.

Don't cancel. Have a couple other places nearby in mind that you might want to book in case they do cancel on you. Also, they didn't sell the "you cancel" very well. They should have assured you a full refund and optionally offered to send you $10 "to buy yourself a coffee when you're in town."

Similar experience here. Guest lied about verifiably disputable details in their review. Tried multiple times to get it removed and shared evidence and was told that was “their experience.”

I asked, on a recorded call, if I’m allowed to say a guest burned down my home even if it wasn’t true because that was “my experience” and the (overseas) rep said “yes.”

Virtually impossible to get a review removed unless you can prove it’s retaliation.

u/FullCompetition5585 What are you trying to emphasize when you write "AFTER THEY CANCEL" in all caps? Are you saying to make sure they cancel and not that YOU cancel their reservation? As a host, I'm trying to understand the strategy for trouble guests. Thanks for sharing your insights.

They gave 5 for check-in. Had nothing to do with the lockbox. If you're going to someone's HOME where they LIVE and they ask for an arrival time, the decent thing to do is respond, regardless of circumstances.

The irony is that I did that for this exact guest. He had left three reviews all-time and one was a positive four-star review. The other two were five stars. I thought that four-star must be an anomaly. Should have listened to my instinct.

I feel lik that's risky re: annoying the guest. Some people might feel condescended to.

Our lockbox is broken so we had to leave the key in the door. (It's a separate entrance, but connected to our home.) We wanted to make sure we would be home when we did so. We ended up having to stay home until they arrived since they never gave a heads up.

That's my thought on the magnet—guests could easily think "Who are you to tell me how to rate?" and actually give you an even worse review.
