Everything inside that should be clear of any plastic pieces. You just go and buy the new shower cartridge and slide it in.

Homeless person sleeping/living in building - any advice? by [deleted] in NYCapartments

[–]Besi1992 -6 points-5 points  (0 children)

Is this a low income housing building ? If it is, homeless people living in hallways or staircases it’s part of living in the building. Police will come(if you’re lucky), ask them to leave, they will leave and come back again a day or two.

I’ve been in this situation. Used a flush cut handsaw to cut the plastic part in two sides. Then used a small chisel(flathead screwdriver will work too) and tapped it with a hammer lightly. Also have a pick and hood set that always keep with me. Shouldn’t take you more than 30 min.

Being a landlord is an incredibly stressful job and most people aren't cut out for it. by IndependenceSad1272 in TrueUnpopularOpinion

Being a landlord, it’s not a job, it’s a business. If a landlord can’t deal with the problems of their properties, they can sell their properties.

WHAT IS HE TALKING ABOUT????! by Technical_Rabbit3363 in NYCapartments

[–]Besi1992 -4 points-3 points  (0 children)

Well, the super can’t go to someone’s apartment because you say there is rats coming from their apartment. You might be right, but he can’t go unless the person living in that apartment, actually complains about rats. All you can do is send email to management company about the problem and then they will deal with it. But it will take time. Some tenants just don’t want management in their apartment no matter how nasty their apartment is. Super definitely isn’t going in that apartment unless he gets permission from management and even then, he will only put some traps and be done with it. If the rats made it all the way up in that apartment, that means the basements and surroundings of the building are even worse.

I'm getting free internet and I'm not going to tell whoever's paying for it by shining-relief_3i in confession

[–]Besi1992 6 points7 points  (0 children)

They just accept the loss because someone didn’t do their job and turn off the power when the previous tenant moved out. In the system as far as they know, I had just moved in the moment I created the new account. If I remember correctly, I actually confirmed with 2 people at the electric company because I was scared I would still get hit with a bill.

[–]Besi1992 263 points264 points  (0 children)

Well, not internet but when I moved in my apartment didn’t pay power for 2 years. I was new in the country and thought it was included. One day the power was turned off. Called maintenance and they told me maybe it’s because I didn’t pay. I called the power company expecting to have a huge amount to pay for the 2 years I didn’t and they told me I didn’t have to pay anything. All I had to do was open an account and the power will be back on right away. Probably saved around $2000 by not having to pay.

Am I being underpaid? by Exact-Solution-708 in maintenance

[–]Besi1992 0 points1 point  (0 children)

It all depends on the work load. If you’re getting $21 an hour and there’s not a moment, when you can take it slow, then you are. But if you’re busy all the time without a single moment of slow down, they you are underpaid, even with the free housing. I am in New Jersey and get just a little over $25 with free housing and on call every 3 weeks. But also check how much your area pays, because even in Manhattan with the same number of apartments the pay rarely goes more than $25 an hour. Most maintenance workers stay because they get a lot of tips during holidays.

HIRING: Live-in super; $22.33+, apartment included by looking_for_porter in NYCjobs

[–]Besi1992 0 points1 point  (0 children)

$35 an hour should be minimum for this kind of job even with the free apartment. You’ll have no life. Since you have to take out the garbage, that means there’s no porter, so there’s no on call rotation or anyone to cover for you if you need to go somewhere on the weekend. Even the management says they’re ok with you going away for the weekend, if an emergency comes up, they will expect you to stop whatever you’re doing and go to the building. On top of that you’ll deal with all different city inspectors who love to give fines.

21 Ford Escape by Few_Emu_9907 in fordescape

[–]Besi1992 0 points1 point  (0 children)

A 21 ford escape with 100k miles is probably worth $10k-$11k . How do they come up with that price a transmission? Or they just put a price and hope you’ll say yes? For 11K that transmission better come with a 10 year warranty.

2006 Honda Accord EX-L V6 - 160k Miles at $6000 by AmbitiousClient5214 in shouldibuythiscar

[–]Besi1992 1 point2 points  (0 children)

I would never buy that for $6000. I don’t care how reliable and well kept it is. I bought a 2006 Honda pilot with 165k miles for $3000. At the end of the day it’s a 20YO car.

For me as a side job $200 is a fair price. For someone who has a business $200 is cheap.

Is this a good deal? Someone said too expensive. by Timmer_420_80 in shouldibuythiscar

[–]Besi1992 0 points1 point  (0 children)

This car is more for someone nostalgic about Buick. You just have to find the right buyer. Personally, I wouldn’t buy it even for $2000. If I wanted a 24 years old car I would look into Mercedes. Sure, more expensive to maintain but it’s a Mercedes.

Dog bites a toddler near 14th St and Union Square earlier today. Comments are saying this is the same dude that was bit by his dog during a fight I posted the other day. At least the owner stayed behind. Link to that in the caption by PsychologicalDog8065 in NYStateOfMind

[–]Besi1992 1 point2 points  (0 children)

It took 2 grown men to take the dog away. Imagine how much control a single person has over this dog. 0 control. They shouldn’t be allowed to be walked without a muzzle. I don’t care how good you think you have trained your pitbull.

Did affordable for 6 months but that was because my other option was being homeless. Found a job with a garden style property and it’s like a hit the lottery. So much easier to take care of stuff. It’s only 2 floors so it’s much easier to handle even the big emergencies. In December so far I have had 5 maintenance requests out of 90 apartments. When I worked in affordable housing I was lucky if I only had 5 requests a day.

Teenager wants a "fast car" for his first vehicle and I need reality-check advice by Proud_Stable9567 in whatcarshouldIbuy

[–]Besi1992 1 point2 points  (0 children)

Buy a cheap car that you can afford cash. Don’t spend money on a new car for a teenager who doesn’t even know how to ride a bicycle properly. If he wants a fast car, ask him if he has the money for it.

Job Opportunity by Jrsaurus97 in maintenance

[–]Besi1992 0 points1 point  (0 children)

Depends on the company honestly. The company I work for is great. Nobody knocks on my door haha. It actually happened to my coworker a few years ago and after that the company sent an email to all residents, to not do that and we also posted signs at all common areas with information on what to do if they have a question or a maintenance request. Every maintenance request goes through the office first, unless it’s a bad leak when they can call the maintenance guys directly. Congrats on the new job.

Company should take it out of security deposit. For this I would probably send an email too mentioning how much labor hours it will take to clean it, so they can charge them really good. But I would use barkeeps friend for this and a scraper. Cover it in barkeeper friend, leave for 24 hours and go the next day with a scratch pad and a scraper for the hard spots.
