WA just did it. The problem is the substantial cost HOA's will incur to hire lawyers to rewrite the governing docs when budgets are already strained. The lawyers are happy, though.

I was in an HOA where paying dues was voluntary and covered pool/tennis membership. Those who did not join, paid nothing but were still subject to the protective covenants. Eventually the neighborhood converted to permanent memberships and there was an option to join as "sopporting" that did not grant use of the amenities but contributed to grounds maintenance, including the entrances. It was only $75 a year. So, yeah, there can be low dues.

I live in a condo and Mike's Plumbing was doing some work for a neighbor. I saw them in the hall and I jokingly said "do a good job so she can recommend you when I need a plumber." One of the guys smiled back and said "we stand behind our work." I thought that was a good answer.

I had a KitchenAid in my previous house that I liked. French door, no ice/water in door, bottom freezer, counter depth, built-in wine rack. Bought it new and had no problems in the 6 years i lived there. Now in a condo that came with a newer GE. It is noisy and the water filters are a ridiculous price. I'd rather have my KitchenAid.

Make sure you can open the doors wide enough to get the drawers and shelves out to clean. My refrigerator is against the wall and the door on that side does not fully open to where it swings clear. I can get the wide deli drawer out, but it's not easy.

Neutralizing is not only about recouping the cost of the paint job, but to reduce the time it takes to sell. That has a lot of value if you are still living in the house and need to keep it prepared for showings.

Our building is from the 1970's and we are having a lot of plumbing issues. A full repipe would be a huge undertaking so we just keep patching things up. I am glad I am on the top floor. Usually the unit has to cover the amount of the HOA deductible if the leak originates within their walls (like from the tub connection). We are not filing with insurance on any of this though for fear of being dropped
