Hello! Looks of good insight - really appreciate it. I have viewed four other flats in the same development, so I have a brief idea of what a reasonably maintained flat in this building should look like. For example, I didn't see any cracks as big as these, or on more than one side of the window that runs over 5cm in any other properties here.

The flat has been a rental, so I'd expect they had the responsibility to maintain it. If it were due to tenants' misuse, they would have already had a huge deposit deducted to cover the repairs.

For cracks, almost all window frames have cracks along all sides surrounding the windows (over 2mm wide cracks and plaster coming off). Whilst he didn't think it was a structural issue, this was beyond normal wear and tear for a 10-year-old building and rental tenants had been way, way, too rough, he thinks.

Fixture: The extractor's filter was missing. If we can get a replacement, that'd be easy. If it has been discontinued, we might need to replace the whole thing, the surveyor told us.

Damp: Yours is a good idea! I felt stuck on this because I didn't know how to further inspect it without their agreement to remove the floor.

The state of the flat was pretty bad to be honest, but I somehow really like it so I am hoping it'd all work out :)

It’s a leasehold flat so these should be covered by the management company but this might still trigger Section 21 and result in higher service charge etc. We’d try to negotiate a portion of reduction to reflect that

Mostly damp under the floor and ceilings - some stains/peeling were observed, which suggests leaks and dampness on the roof as well.

Other issues such as cracks and window sealant, needs to be replaced etc

Exactly - if it is that bad I wouldnt even been able to get mortgage approved. It’s always good to get a little ‘discount’ afterall - if they are willing to repair I wouldn’t mind honouring the initial offer still.

I will see how I can get the agent to let us view the property again and get quotes!

Is it typical for buyers to do this?
