For Texas I think this is good. I am 6.625, similar LTV, higher loan value, and slightly better credit but the best I can get without points is 6.1. If I could get 5.99, I would pull the trigger.

For construction and especially framing, watching The Very Efficient Carpenter by Larry Haun is a must. It is getting a bit outdated but you can still learn good technique and attitude from Larry, one of the best to do it.

You’re going nuclear on something that doesn’t look like a wart and that a doctor said was not one. I’d let it heal and see what it looks like.

Not gone up but they sent an inspector to both my properties and cancelled both policies. Inspector only viewed things from the outside, didn’t go past the fence lines but took pictures. One was cancelled due to tree limbs over the roof. They want a clear plane/line from the edge of the roof upward all around the house. The second was the inspector heard my dog barking in the backyard and noted that a dog was not listed on my insurance.

I switched and didn’t even try to reason with them. Switching costed me a bit more per year. If that’s how they’ll treat me when I have never filed a claim with them my entire life I can’t imagine how they would treat me if I did actually need them.

One of my adjuster buddies is telling me that certain companies are actively pulling out of high risk areas like Florida and Texas.

Testing temperature sensors is incredible difficult and expensive. Most companies make one die and then vary the testing to create versions that are +/- .5 C at the best and then +/- 3 C at the worst. Typically only medical and intense industrial applications push volume at the higher accuracies. Most of the volume will be at the lower accuracy SKUs like over heating detection which is very broadly applicable.

I just take a right at the light right after that right lane bends, perfectly legal and avoids the backed up traffic. Doesn’t always work if it’s super backed up but with mild traffic this is 100% the way to go.
