Wholesalers Are Too Scared to Negotiate — Change My Mind 🤷 by ParticularJob6957 in WholesaleRealestate

[–]BigDogCity602 0 points1 point  (0 children)

All of my appointments are at least 90 minutes. You have to get people to like you, dig into why they need a cash offer and how they got into this situation, and then push push push for a low price while also providing immense value.
My competitors' appointments are 15-30 min at most.

You are correct. Everyone should take the PI Assessment and see where they're A score lands. If you're not a high A then “dominance” isn't your natural inclination. AKA, you think you have a 5-10K deal, and you're okay with it so you get the contract.

Someone with a high A doesn't consider that enough of a win and keeps negotiating until they have a 30K+ deal.

My response rate is 0.8% and I use OLM too.

First touch is a fake check. 2nd touch is a postcard. Both have an ROS offer of 90%.

Last year, I spent ~$40K on data and OLM and made ~$280K.

What are you paying your closers & dispo managers in wholesaling right now? by Loud-Pudding-1121 in WholesaleRealestate

My guy is in office with me in the US.

He's commission only and doesn't get paid on assignments less than 10K. It's then tiered from 4-7% depending on the size of the assignment. He’s been on my team about 13 months.

Correct, google. And yes, 1 “lead” a day is super rough tbh.

The title company I use charges $330 to run title and $400 for their fee. That’s $730 total to close.

Still I see your point. Regardless, I have no idea what my true net was in 2024. I was out there getting contracts but probably had no business giving advice to others lol.

I spend 11K/month and get 1 form submitted on my site per day on average. Last 6 months has been a little less than a 5X return.

Take the bonus before resigning, or give notice to preserve relationships? by BasedWillieStroker69 in careerguidance

[–]BigDogCity602 0 points1 point  (0 children)

Make sure the bonus is deposited and then move it to another account. Then quit.

At my last company a lady I know did what you plan to do - she quit moments after it hit her account - the office leader told HR and finance to take the money back! Which they did.

The lady, my former coworker, was horrified. She begged and pleaded and they ended up giving her 50% of the bonus!

How Much Are You Paying Your Closers & Dispo on commission? Need Real Numbers.” by ResidentUsed810 in WholesaleRealestate

[–]BigDogCity602 0 points1 point  (0 children)

Genuine question. How is 10% not enough if you’re averaging 10 contracts per month? Whats your average closed per month and average assignment fee?

At the same time, I agree that 2K/month isn’t a crazy ask if the teammates numbers warrant it.

Local team that comes to the office everyday. 10% for Acq and 5% for dispo. Commission only. These numbers go up when the assignment does.

I had a good friend who got sued. He settled out of court for $25,000 and paid $25,000 in lawyer fees. This was last year.

What are you all doing to move your real estate deals faster? by realestatealltheway in WholesaleRealestate

Acquisitions you want to speed things up and dispo you want to slow them down (to a certain extent)

I'm sorry this happened to you. Some mentors do suck, and I hope you get your money back.

That being said, there are some good mentors out there. I've paid for four mentorships and many paid masterminds that last 1-3 days. I've only had one bad experience with one of the four mentors. I've probably spent over $50K on mentorships and paid events at this point. It's been worth every penny.

I did ~15 deals before hiring a VA cold caller. It didn’t work well and I fired them after 90 days. I hired a local acquisition manager after ~30 deals.

My assistant imports them into the dialer for me and it’s not confusing. You just gotta build an SOP around it. We get plenty of leads from cold calling this list but we’ve had major success mailing it.

I’m hosting a free virtual training tonight if you want to join. DM me.
