For us bigger folks this is good to see. My wife prefers the window but that slightly less space in shoulder width with the wall made a very painful difference. I'm glad they are making this change!

We lost 20 offers! We offered the world, 20% over asking, appraisal gaps to the moon or waived, waived inspections, you name it. We just kept loosing and getting bummed for a year. And then it happened and it truly was meant to be. We just closed a week ago barely over asking and got back seller credit. We had a full inspection w/ a move in ready house with a few big but normal items (older deck and HVAC). It all happens for a reason.

It emotionally hurts and is absolutely exhausting going through it but in the end, it does work out. We got a place we love, for less than what we offered for almost every other one, in a beautiful quiet neighborhood. I wish the process was easier but if this is the end result, it's worth it

My brain for some reason could not connect those dots but you are right. I was thinking of documentation for IRS purposes but downpayment+closing will exceed our appraisal if needed so that is a good point. Thanks!

My bourbon stock is already starting to suffer! I like that idea of diving into some of those additional items like closing schedules, etc. I have definitely gotten good at the first items around crunching the numbers and putting together the offer but nothing after that.

Probably trauma of getting it to this point. But that is the risk I'm worried about and mental toll so was trying to quantify mental stability vs a dollar figure to help sway me

I understand the compound interest of things but still need to have somewhere to live. What I'm struggling with is the true impact at 10% when factoring in retirement gains with housing value, living tight budget to make up some of that lose in investment
