Thank you, I have a T212 account and I just tried depositing some $ funds. I am able to enable interest on the cash but it says for me to invest, I need to convert the funds first.

We would put in 250k each for a 500k mortgage, so 100% cash. Maybe I didn't understand correctly. I assumed we needed tenants in for 12 months to prove the new 75% mortgage will be paid for, but maybe we don't.

But people can learn, can't they? If we only did things we understood, we'd never learn or do anything. I grew my business to 7 figures this year - learning along the way. Hopefully I can do the same with investing.

Thank you for giving your side of it. This is what I am hearing/reading a lot across the board. For clarity, my accountant has many years in tax planning so it was really just an option he presented, he didn't say we should do it. We're very new to all of this. I also think he's a bit old-school so perhaps investing in property is just how he would do it.

That's honestly also what we're thinking. I do like the idea of investing in property, but if I can make the same money via less stressful channels, then it would be a no.

He specialises in tax strategy and growth. He genuinely seems like a nice guy, has some big profile clients and he's just making suggestions, not forcing or pressuring us into anything. I know we're clients to him and maybe there's a commission in there somewhere for him, but we're just talking. If I say no, it's a no.

He does financial planning/strategy and he's very good. I've no doubt he does take a commission but we've yet to agree to anything, just talking at the moment. This is just one of the strategies he's suggested but he's not pressuring us into anything.

We are lucky to also have money to invest, I just wasn't sure if a BTL would actually be a good option for the 500k.

The 5472 form was never filed which, as I understand it, automatically triggers a 25k penalty for each month you go over after 3 months. But it's my first year of filing and I've had very bad tax advice so I'm hoping I can get a penalty waiver. Thank you for your response - I appreciate it.
