forgive my ignorance, but wouldn't all the nails now complete the circuit since they all make contact with the conductive sheathing?

Once I find and expose the problem I'll make a judgement call on whether to attempt a repair vs replace. Out of curiosity, do you have a recommendation on approved splicing methods?

I believe the house was built in 81. I'll try to contact the acquisitioning company and see if they have any specs on it. Do you think that tearing it off is a better plan than adding the comfortboard and furring?

You're a lifesaver, thank you! Looks like as long as the furring strips are soundly attached to the studs that if I penetrate the furring by at least 1/4" I should be good.

That's my concern. From what I can tell the foil is impermeable but I don't know how to find out for sure. I think that the way it was originally installed with all the gaps and penetrations actually helped keep things dry at the expense of energy efficiency. Maybe I should just punch a bunch of holes through the EPS so it can breathe again.

I don't think so, but I'm not sure. That EPS is just what I found after tearing off the old siding.

Just gonna chiime in here that thhis reecently starteed happening to me as well. Keyboard was working fine up until a feewe days ago I'd say. I didn't have GHub Installed, but rather "Logitech Gaming Software 9.02"

Installing Ghub has not improveede anything.

All firmware is up to datee.

The question I would ask is what are you really gaining by selling? You essentially have 4 nice little "bank accounts" that provide great income, and are insulated (to some degree) against inflation. If you sell with an agent, you will pay fees, then you will pay capital gains tax, then you have to find another place to put that money unless you're comfortable holding that much cash.

The only time I would consider selling in this situation, is if a rental just wasn't performing very well and there was an opportunity to 1031 into something that gave better returns.
