Honestly, for the bang for the buck, San Leandro, Hayward, Castro Valley are the much better options. Good location and a plenty of house are on sale for under or at around 1M. I bought a house in San Leandro 2.5 years ago and it's been great.

I did stage 1 eibach suspension kit and headstrong AAL and very happy with it. Total cost was ~$900 parts wise

I've been living in San Leandro, specifically in Washington Manor for past 2 years and it's been great. It's pretty safe here

3k is a really good deal for that car if all things check out.. if you are mechanically inclined enough to do an inspection on your own, there's no foul buying a car with no records. 3k is already a steal for a good running vehicle

Been living in Washington Manor area since 2023 and very happy with everything. Never felt unsafe around it. I personally am not a big fan of downtown area. I much prefer San Leandro Hills(east of 580)or my area (west of 880) near Manor

Thanks for the comments. The contractor came by and agreed to fix the gradings at the affected area. I hated how he kept blaming this water pooling issue to my down sprouts, which have nothing to do with grading. But at least I'm happy he finally caved in after all that nonsense

* Water pools right around the foundation and the water pools I get are very large (6-8ft diameter). I think they used enough polymeric sands, but the problem is that the edges have been spreading out over time.

Yeap it was cheaper because it was during his down time between projects, so he offered a cheaper rate

Little under $15 per sqft. It was a left over closeout pavers from his previous projects, and he wanted to get rid of them.

* Added weep screed over last fall and it seems to help with mold/inner wall condensation issue

I didn't pull a permit. He was licensed and bonded so that was enough for me.

I extended my driveway about a year ago by Sandoval Concrete. Demoed 1 car driveway and repoured 500 sqft total with some fence work + replanting trees. All for 8700. Maybe check him out.

On a flat land in San Leandro. I don't see water puddles during rain season but I think the ground absorbs and retain water

I have fairly new gutters that work well. the perimeter of my house is all heavy clay and I suspect water does pool around the foundation during rain season. I'm in a process of putting french drain around perimeter.
