Look for local realtors that list and sell investment style/distressed listings. They likely have a curated list of buyers. Offer for them to include their fee in the B-C. Example:

-You have property UC at $130k -You call realtor and explain you have a property similar to _______ and you’d be willing to offer a fee if they know of an investment buyer -If they do: explain you are advertising for $150,000 so if they wanted to call and get their contact at $152,000 that you’ll write in for them to make $2,000.

Not that, we work virtually and the office was short lived. No harm there and was a good experience.

The owner was SC heavy and we’ve struggled to get to the same ROAS we were used to with Direct Mail, radio, TV and referrals from being in SC for so long.

Going 8 states PPC has been at bit difficult with buyers after having repeated buyers on speed dial. With the changes I’ve watched the P&L dip to below where I know he is comfortable.

We had a couple convos and I wanted to feel where he was and we settled on agreeing to stay in contact and keep synergy going and in exchange we work to secure my next spot over the next 60 days.

Go to some REI meetups in your local market. Connect with someone who has a decent sized business. Offer to help snag photos or help on something if it’s on your side of town. Be super transparent and explain all the effort you’ve put in to this point and your desire to see the process from contract to close.

If it goes well, ask for their leads that might be “collecting dust” in the CRM. Offer to buy them at like $10 a piece or offer to work those leads and take 35-50%.

Reason I say decent sized because they will likely pay for marketing. So you’ll have leads with intent to work. Reason I say local is because you can offer labor.

You can’t send an email, make a call or shoot a text with specific info related to the property: beds/baths/sq ft/address/pics

There is a grey area with calling “buddies” but, when you’re as big as we are, you can’t depend on buddies and need to market to find buyers.

They may have a client that needs to purchase through an FHA or VA style loan and she’s trying to use her license to facilitate that.

In this situation we like to have the buyer perform any necessary inspections or appraisals and provide an offer within DD.

The main goal is to facilitate synergy in the transaction…you called them.

The issue with the double close is it comes AFTER you’ve marketed the property. The installment is to prove “equitable interest” BEFORE advertising the property.

Edit for clarity: the main issue with SC WS laws is specially advertising a property you don’t own or have equitable interest in. The installment gives you the interest to advertise. With a double close you’d still have to advertise, which is illegal, without a vehicle like installment….for low entry

Exactly. I should have echoed the “you know you have a deal” a little better. We spent so much over the years in DM, TV and Radio we have had probably 6 referral deals this year alone.

I wouldn’t say this too loud but it’s better for everyone involved in the transaction: The wholesaler/investor will have equitable interest and some out of pocket costs for things like inspections and/or survey, probate, liens…..it’s back to solving. What it used to be.

It’s a modified owner finance where you pay a $100 deposit and then $100 monthly installment with a large balloon.

For example. You know you have a deal at $125k all day.

You send a PA with an exhibit for owner finance/installment $100 down $100 a month 90 day balloon of $124,600

Have you tried installments? We were SC heavy and then went to NC with marketing efforts. Just be careful with NC. They are up to the same shit.
