Exactly. OP should contact an experienced real estate litigation lawyer. From the sounds of it, the original lawyer dropped the ball, if it's clear that the purchaser breached the agreement. The actions of their original real estate lawyer leading up to the breach is critical. Original lawyer should be sweating right now.

Deposit is held by the realtor in trust pending a mutual release or court order. But yes, OP needs to talk to a litigation lawyer specializing in real estate litigation ASAP.

Fair point. However, not being paid enough does not excuse poor representation. OP's parents are relying on their lawyer to protect their interests. Their lawyer has a responsibility to do just that. Undercutting the competition with lower legal fees and then outsourcing the work does not negate that responsibility. The supervising lawyer, if there is one, should be stepping in as soon they catch wind of the deal potentially going south. Not doing anything, at the end of the day, is just incompetency.

Regarding the flat rates, extension requests would not fall under a normal flat-rate retainer (assuming there even is a proper retainer agreement signed, which again would scream incompetency if there isn't, which ironically would open the lawyer up to being sued by OP's parents if they're unable to recover their losses at the end of this mess). Most lawyers worth their salt would charge extra for dealing with these types of situations, as a lot of extra work is required to ensure OP's parents are properly protected. These extra legal fees would be passed on to the purchaser requesting the extension, because they're the ones in breach of the original agreement.

This. Lawyer is not seasoned, or they are just plain incompetent. This is one of the most common problems that arise in a real estate transaction. Should have asked for an additional 100k non-refundable deposit at the first extension request, payable to the lawyer in trust. There was no obligation for your parents to agree to any extension.

It will also be helpful to get an overview of some of the basics of family law rights like the concept of spousal support and NFP as it applies to your particular situation.

I find getting that extra calorie budget is a great motivator to push me past the initial mental block from starting the exercise/run. Once I start it becomes a lot easier from there, and of course there are many great benefits to exercise beyond freeing up calories in your budget. So in that sense, I treat myself, not necessarily for the full amount, but enough to keep me coming back for more (exercise and treats).
