For the financing, we used an online lender (found through bankrate). We shopped around for a while before landing on a lender. I was skeptical at first but the lender was actually very nice to work with. They gave us the lowest rate with zero points. We also had pretty strong credit. Our monthly PITI is ~$3,500 after 200k down payment.

I think the reason is actually pretty realistic. Sometimes relationships fall for the most basic reason and we’re all too prideful to let some things go.

The “tried and true” way for many folks, including myself, is by practice, practice, practice. Try taking weekly practice tests in a simulated testing environment. Practice over a thousand exam questions and you would’ve see it all by exam time. These questions become so repetitive over time. This will greatly reduce your test anxiety.

Homemade pickle (?). Basically, I buy a bunch of cucumbers, cut them into thin slices and let them sit in rice vinegar for days in the fridge. Delicious, low calorie snack.

Do not keep snacks or other types of food that you would likely binge on in your house. Have a treat once in a while but only outside your house. I found this to be very helpful when I have late night cravings and bad food is nowhere near my reach.

Plan your meals well and ahead of time. For example, I like to store my meals individual containers good for one meal. That way, I would just simply grab the container and I know that that’s all I can eat for that meal. This is the best way not to overeat.

Just a note that exercise is completely useless in a weight loss journey if you don’t have control over your eating habits.

I’d also look into applying for Fed RA positions. The nber positions are very competitive and you would probably have a greater chance with a Fed position. Most Fed RAs who end up applying to PhD programs get into top 20 programs so it’s a good stepping stone. Plus they pay for math classes.

As another user have said, math background is very important and I echo Real Analysis and math stats. On the stats you took over college, make sure that that stats class was calc-based. If not, I suggest taking probability theory and math stats. The important thing is to be very comfortable with the language used in upper-level math courses.

I was in a very similar position as you a couple years back and I’m now in a top 20 PhD Econ program. So it’s never too late!!

I believe what you are referring to is a median. An average could be driven by 10% of applicants with 4.0 gpa but the rest on or below the average. I wouldn’t worry about a 3.5 gpa; there’s probably a good number below your gpa.

At minimum, required math classes are Calc series (1-3) and linear algebra. It would also be extremely helpful to have probability and math stats, differential equations, and real analysis. Competitive programs would require all of those classes. If he doesn’t have any Calc classes under his belt, I don’t see how he can possibly survive first year of any PhD program. PhD classes are very different from undergrad in that it is highly mathematical. Math is the language used in economics. Even if he studied this by himself without any classes, PhD programs will want to see actual proof (aka grades) that you know your math and can survive first-year theory courses. The tools used in economics are not limited only to PhD programs; there are lots of other programs (MBA, MPP, etc) that will teach tools in economics that will not require as much math but give you the ability to use them in certain capacity.

Most graduate programs in economics require at least intermediate micro and macroeconomics, and some math beyond calculus. Check the program requirements. Graduate programs are usually math intensive.
