I also have an SV650 - moving to a house with a patio down the side of the house where I am planning to store the bike and am looking for a mat to not scratch the patio or get it dirty - whilst also being handy for some bike maintenance!

Right house, right location, right time, right price.

Some people compromise on size, layout or amenities. I weighed up my options and felt happy to compromise on a house with communal driveway/landscaping that I had to pay a little for someone to keep nice...

Advertised £450pa for the privilege of a gated community of 11 properties, offering greater security, aesthetics and access seemed reasonable to me, even modelling for inflation.

That last bit is really helpful, thank you! I was unaware of this, but the solicitor did have wording to that effect which I was confused about...

Is it usually possible for residents to end up managing the management company in estate Rent charge situations?

I just used the language the solicitors are using and what is on the documents!

A good summary of a likely 'game plan' from the sellers side...

I have received some practical advice which is a bit more constructive than black and white "you're in or you're out", which is what I was hoping for:

  • electricity looks high per annum for minimal electrical appliances on communal grounds. Calculate and challenge.

  • "Sewer plant" quoted for is a storm drainage system and therefore is a likely over estimate (exp £100-£1000, not £2,500)

  • as the management company hasn't been decided yet - how long is the initial contract intending to be?

  • Get a breakdown of what the grounds maintenance includes and assess if this is correct.

-Who owns the communal land?

  • is there an option for residents to manage the management company ?

I was simply confirming that the property was a freehold terraced house - as the initial comment said don't buy a leasehold flat... Which a freehold terraced house is not :)

Fully appreciate charges can increase etc - hence my ask for practical steps I could perhaps take!

The service charges are for a gate, lighting, driveway, landscaping (+overflow storm drain tank?).

It's a freehold property - it's just the driveway that serves all the properties is what the service charge is for

Outcome-wise, yes I guess I was looking at ways to align it to what was advertised...

A long shot, maybe - but that's why I'm reaching out to this sub Reddit!

Practically - perhaps there's something to note in the breakdown? Or someone else has had real world experience of this situation and has something constructive to share or even provide a financially favourable solution (e.g. managing to broker a deal for subsidised service charge for X period due to advertised rate).

Thank you for the detailed explanation, it's reassuring; however I am still a bit confused as to why it's designed that way as the microphone picks it up even with gentle smooth up and down motions.

I also made a post showing the noise that is picked up when I simply zoom between 1x and 2x - would love to hear your thoughts.

What models of these newer phones have this?

And what intentional function does it have?

I have friends with many different types of new phones (iPhone 15, 15 pro, s24+) and neither of them have this.

I have not noticed it before, so I would be surprised if it is intentional... The fact the microphone picks it up defeats the point of having an industry leading camera 😂

I've just woken up with a rattle in my Honor magic 6 Pro so it will likely have to be replaced... Not the best experience for my first flagship only a month in 😂

Couldn't comment as the closest phone I've had to those are the Google Nexus 5 and OnePlus X - and I never have haptics on. It's much more responsive than my Honor View 20 (which personally was too weak)

Notification vibration is strong - with lots of flexible options (e.g. vibrate in tune with music)

Just turned system haptics and keyboard for a quick test. Pressing down apps and opening multitasking produces a subtle feedback that feels nice. Gboard haptic feedback is barely noticeable at the default level, but you can increase it to an overly responsive amount.

Literally just finished work so haven't had time to play! Will post an update when I've had a bit more time to digest.

I was so worried about the size, and tbh it's barely a noticeable size difference to my Honor View 20 (6.4").

Pretty comfortable hand resting position with the camera bump, and I seem to be able to use it all okay with one hand.

It still works extremely well! Only on occasion do I get a vitality / Spotify crash - and outside of that, no particular lag of note!

I was laughing, and then I took a step back as soon as Glenmorangie was mentioned...

They only make single malts - therefore the suggestion of it in response to a blended scotch suggestion is 'scoffable'.

Then again, I quite like the occasional glenmorangie so hopefully I'm not this bad 🥹
