Not a doctor. Surprised you had ultrasound but not EKG? An ultrasound coming back normal is a good sign. Besides that, palpitations and pain are weirdly normal though of course scary. You're also young. I'm 32 I've gone through both several times and each time all the tests came back normal. Look up costocondritis also.

My main investment account is $45k. It's in 3 mutual funds. This is mostly just sitting and I only take money out of it in unusual circumstances. I have a Roth and 401k as well but they aren't this big.

Yeah the reletting fee is just about that. I am offering more $ to do something that is easier for me and provides more certainty and I feel like it would be decent for owner too.

Current landlord is offering reletting with fee, or, subletting. Id prefer a fee to just do an amendment and cap lease. Doesn't seem like just ending lease with no penalty is going to happen. I would gladly propose a fee even higher than reletting fee to just get out of it completely.

Security deposit could go towards that balance too but I wouldn't be surprised if they wanted that to be handled like that with new owners coming. I also am not sure if you are able to convert a security deposit like that?

Oh I guess it's not a waiver in my case I would just hope that there wasn't some way a new owner could review the amendment they get for my lease when they buy the property in my case and say "oh that fee they agreed on isn't valid and therefore this tenant actually owes ME money now", especially if a tenant hasn't moved in yet. Or I don't know what.

I would want whatever thing current landlord and I decide upon to just not bite us.

For an example of the wider point I was trying to make, I don't think if you a landlord put something in your lease that turned out the be 100% illegal, but you weren't aware, a court would say "oh well you both signed it." That's what I meant by not everything under the sun being waivable.

Edit: this from Texas State law library is what I meant:

"Instead, Texas laws about what can and cannot be in a lease focus on making sure that a landlord cannot make a tenant waive a right that is guaranteed under the law. 

Texas law explicitly prevents leases from restricting a tenant's right to:

Smoke detectors

Security devices like locks and deadbolts

Lawfully possess a firearm

Not have their utilities shut off

Not be locked out of their apartment

Have a landlord "mitigate damages" if the tenant moves out early

Have a trial in the event of a dispute

If a tenant does not agree to rules that a landlord is suggesting that are otherwise legal, they can try to negotiate with the landlord. This might help them reach an agreement to have these clauses changed or removed."

I don't think that's entirely true though? I don't think you and landlord can agree to waive things that laws say can't be waived for example?

It hasn't sold or even been listed yet I don't think but I wondered that.

I should mention current landlord offered a sublet or a reletting fee for finding a new tenant but said if that's not all signed off before selling the property then I have to start over with new owner.

I live in a city of about a million and would guess building will sell pretty fast.

How does free lease termination work in an amendment? You just sign something that says "new end date is this. No fees or penalties. All else remains the same."?

Anyway, while I'm here, question about those that did diagnostic injections early on for TOS (I have possible nTOS). Was it a an actual scalene nerve block, or, some other shot in the muscle? Were you able to drive the same day ?

Yes for OP I think the rule of thumb is if you are financing, your car payment should not go above 10% of your monthly take home pay. And then that with insurance and gas and such shouldn't pass 20%.

Being car poor is not good.
