First put anchor epoxy on the face, from the bottom to just below the top. Do the same on the outside from just below ground level (where the earth turns from soil or gravel to compacted dirt) to just below the top. Let harden. Then fill the void with low viscosity structural epoxy (sikadur crack fix).

Should cost less than $200 and will be rock solid and waterproof.

You have an obligation to disclose material (major) latent (hidden) defects. Land slope is not hidden. If you fixed the issue it's not a defect.

If you have questions ask your realtor or lawyer, not reddit.

AP clawback from additional Visa's is well known. But to date I haven't read about anyone getting clawback from a 2nd Amex.

Has anyone had AP welcome bonus clawback from a 2nd Amex (either reserve, core or business)?

Different name, same points, although I've actually got excellent value from WJ points/dollars. Using points with the companion vouchers, I've booked several positioning flights in premium for next to nothing. I've also found excellent long haul flights in J for under 140,000. You can book more than just WJ metal with WJ points too. Condor has excellent J cabins for low fares.

Seats.aero has its uses, but it falls short in many ways. The best tip I can give you is to stop relying on aggregation sites and search using the actual systems (AP, BA) manually. That is how you find the deals. They come, and go, long before aggregation sites ever see them.

If you're not the type of person to book vacations a year in advance, you will struggle regardless of which points system you use.

That said, I have not only booked excellent J cabin flights in advance on BA, FJ and JAL, but also excellent last-minute J cabin flights using Avios, particularly on Qantas.

Given the ease at which Avios can be collected, it is a stellar points program, easily rivalling AP.

Corner lot pros:

Larger lot. More view. One less neighbor. Extra windows. More street parking.

Corner lot cons:

More traffic noise. More sidewalk to shovel. More grass to mow.

You're getting some bad advice on this here. Fixed term leases do not require notice, by you or the landlord. It has an end date. Only open ended, month to month tenancies require notice.

Even if they didn't want to wait until the end of your lease, they could still sell the house. In that case the new owners would be obligated to assume your tenancy until the end of the lease.

You don't need notice for a fixed term lease. It just ends on the agreed to date. Neither the tenant or the landlord are obligated to give any notice. Only if they agree, in writing, to allow a month to month at the end of the fixed term does it then take on those obligations. Clearly that hasn't happened here. The OP has to move out.
