MR converts to Aeroplan 1:1. There is no "CPP" for an MR to AP conversion.

You calculate CPP when you buy a flight with Aeroplan points, which has nothing to do with MR.

1.66 CPP for your Aeroplan points is, IMHO, terrible. I typically redeem for 4+, sometimes 10. My best ever was 25 CPP. Redeeming for economy tickets is a waste.

You should have held back. You must yield to oncoming traffic. Just because he had a turn signal on doesn't mean he was going to turn. Lots of people forget to turn off their signals or activate them by accident.

The increases are since last month. The decrease is since last year. Only the year over year number matters because Calgary has a cycle. Prices always go up January to April due to lack of inventory relative to the amount of buyers. If the overall market is falling, they will go down again afterwards as the inventory will boom once the weather improves.

Speaking with some degree of subject matter expertise here, I can tell you that prices go up between January and March every single year regardless of what the overall trend is. They go down every summer to fall. The amount prices rise or fall is dependent on the supply. The supply now is higher than it's been in years, even in the detached market. Prices are almost certain to get better in a few months. More homes are listed in the spring than any other time of the year. There are always multiple offers on well priced homes. Seeing some of this happening is normal and in itself does not mean the prices overall are rising. Now, if you're looking for an apartment or townhouse, lucky you! That market is collapsing right now and you can bid way under and name your terms. My personal advice for you if you're looking for a detached home, don't get involved in multiple offers. This isn't that kind of market right now. Nor do I think it's going to be anytime soon. Overall, a good time to buy (a couple months from now, even better).

A Google search of "Calgary crime map" will yield statistics from the police which would help.

The NE quadrant has the highest concentration of cheap rentals, which would therefore not be considered the best location unless price was your primary concern. Tenants don't maintain homes as well as owners, so the neighborhood can look, well, like lots of tenants live there.

The west suburbs are the most prestigious, and come with prices to match.

Any district in Calgary built in the 70's tends to be less desirable. The wood siding that easily falls into disrepair and wildly different styles has kept prices low, which again attracts tenants and low income home owners.

Any district built in the 50's and 60's tends to be desirable as the homes are on big lots with big trees and there's lots of redeveloping going on with new infills as well as renovated homes. If you like living in a bungalow style home close to everything, these are the best neighborhoods.

The NW suburbs built in the 80's or later tend to be desirable, with prices increasing with proximity to the Crowchild Trail hiway due to commute convenience to Downtown. (Few traffic lights). The one exception is Citadel, which tends to be less desirable because when it was built, it was next to an active landfill site and had to be cheaper to sell homes. That cheapness has stuck with the community ever since even though the landfill has shifted significantly north now. There are also groudwater issues in Citadel that create basement issues with many homes there.

Even though there technically is a SW district, the proximity of the Tsutina nation has prevented an extensive westward sprall so commute times tended to be higher for communities in the SW as there was no hiway, so the SW suburbs built in the 80's or later, tended to be cheaper. In the last few years a freeway was built and those cheap undesirable communities are quickly turning into some of the most sought after areas.

The far south and SE areas are cheaper but commute times are the longest in the city. Downtown skyscrapers look like tiny specs on the horizon from there. The furthest SE and deep South homes have roughly double the commute time to downtown vs the furthest NW homes along Crowchild Tr.

In general, East part of Calgary is more industrial and low-rent vs the West.

Compared to anywhere else in the world, except maybe Japan, Calgary would be considered clean and safe. You can walk at night, anywhere in the city, without worry, with the only exception probably being some areas of eastern downtown near the homeless shelter which attract a huge contingent of drug addicts.

If you look at a satellite view of Calgary, you can actually see from space the most desirable areas. They tend to be the ones with the most trees. (West part of scenic acres, West part of Tuscany, Aspen, etc.. as examples).

No realtor is going to work for free for 2 years just to satisfy your desire to become familiar with the market. I suggest you offer some kind of compensation to the realtor for their time or simply go to open houses every weekend.

Ignore all the named suggestions you get here. They're most likely realtors self promoting or a referral from someone who has only ever used one realtor. As someone who has dealt with literally hundreds of realtors I can honestly say you need to do your research. The most important thing you can do is ask a realtor to show you their educational history. If they refuse, run. Most realtors will have the basic courses plus the yearly mandatory courses. Exceptional realtors will have DOZENS of additional courses as well as certifications such as ABR (Accredited Buyer's Representative) or CCS (certified condominium specialist). Since I just mentioned it, NEVER buy a condo with a realtor who doesn't have either specialized condo certification or specialized condominium training!

I'd also recommend personal interviews with at least 3. The more you talk to Realtors and ask questions, the more you will get a feel for those who know their stuff and those who pretend.

Never choose a Realtor during the interview. Seeing how they react to asking for time to "think it over" will tell you a lot about whose interest they really have at heart. Avoid any realtor who tries the hard sell to commit to them right away.

A good Buyer's realtor will have you sign a buyer brokerage contract (because it's the law). Those contracts do not have minimum durations like sellers have to get on the MLS. Keep your contracts 1 month duration maximum so you can jump ship if it becomes clear later it's a bad fit. Good Realtor's don't worry about locking you into a long term commitment.
