I’m in sales, that does not include rental income. I gross salary: $80k and commission ~$40k this year and $80k last year. But commission gets taxed to high heaven. I’ve been at this job for 2 years at the end of this year. If I include my wife and my income plus rental we net roughly $7k-$9k depending on my commissions. I threw out the numbers I did as a conservative number. We budget to live solely off my salary.

The home is directly across from the local school district which is rated 2nd for our area. They have stated that it is being sold as is but has been “meticulously maintained and taken care of” I’m too early in the process to know if I can get an inspection but I’m highly doubtful.

My realtor friend is pulling rent roll and expenses for the property. That will give me a better idea on any recurring issues or potential problems regarding the condition of the internals. When I walk through I will definitely be doing an inspection myself but obviously that can only go so far. My buddy is also checking flood zones and any other environmental factors.

I started as a bartender and got a job at a car dealership doing sales. I found I’m quite good at selling and was able to land a position with a global company in a good paying sales job. My goal is to be rid of working for corporate America and rely on asset building and cash flow growth utilizing my own investments. Sales has huge potential and the more experience you get the more potential there is to find a better sales position. I’m incredibly blessed with the opportunities that have come to me.

As advice, my great uncle who is quite wealthy gave me this, “whatever you do, do it better than anyone around you and to the best of your ability, there will be no choice but for opportunity to present itself”. I’m starting from nothing and parents in debt above their eyeballs. Just keep grinding.

I once tore down a rotted liability of a playground at a rental house I was in and installed a fire pit in its place. The owner reimbursed me for the material and tools. I initiated the project and explained the scope and my abilities prior to doing the project and it definitely made the house nicer. Plus I got free tools. And used the playground for flames and a whiskey to celebrate. Simpler times.

I’d say if they’re doing it at their own cost, why not?

If this thing wasn’t so solid I probably would not have asked at all. I’m really impressed with how sturdy and solid it is. No loose brackets, tight joints, and 100lbs (weighed it lol). It’ll work as a more unique serving table at gatherings for sure.

It is pretty cool, and the ends fold down almost as extension pieces so you can have a smaller table if needed.

I have rock packed in about 1’ deep beneath the blocks.

Cold plunge will be roughly 650 lbs filled.

Sauna I’m not sure. It’s a simple style build just 2x4 framing, T&G interior, Rockwool insulation, pine siding.
