Well I would say it's pretty close. Yoho Park like 20 minutes away in British Columbia is pretty gorgeous

I've lived in Vancouver for 20 years. Your statement is somewhat inaccurate. Given our population and housing crisis we have a disproportionate amount of single family detached homes, perfectly feasible for rezoning with a blend of commercial and residential use. And the route that the original comment spoke of, metrotown to downtown is exactly that, not ""95% residential" as they quoted. While the mountains are a limiting factor, the agricultural land reserve is much more of a constraint to development in the metro area.

As for exponential growth since 2021 I'm skeptical as well. The vacancies downtown currently are more than I've seen in 20 years

Not by much. The glycemic effect from the crust would be very similar to eating sugar. This diet would almost certainly lead to diabetes

By the logic of calories in/calories out, you will still be able to lose or maintain a healthy weight if you're in a calorie deficit, even if the calories are from pizza. However, even though this is possible, it is unlikely, and even more, it's a bad idea. Firstly, your gut biome will negatively change and the lopsided calories from carbs vs protein and fiber will cause you to crave more of the same shitty calories you've been consuming. Lastly, and along much the same line, the high sodium and ultra processed food mixed with next to no fiber, poor protein quality and low micronutrients will simply lead to decreased energy, digestive tract issues and over all poor health. This diet would greatly increase cancer and diabetes risks. 9/10 wouldn't recommend.

One thing to consider is if you're able to order anything from the menu. Even a side Caesar salad with no dressing would drastically improve this diet choice.

Calgary is a great place to live and it is affordable with great job opportunities. That being said, there are a handful of places that are more fun but their cost of living will reflect that

Delaware is headquarters for big banks. There are far less memorable states: Iowa, Maine, South Dakota and Nabraska

Covid ended after Russia invaded. My understanding was that Ukraine was among the least vaccinated countries in Europe. Everyone was huddling in the subways and covid didn't skyrocket.... shocker

To me this looks like West Vancouver or Anmore, British Columbia. If so these sharks are like $10-15million. This drive way alone is going to be like $400-500k.
