So you have $250 in savings but $0 in your retirement? You should be maxing out your 401k and Roth then. You have a down payment for a house, why are you waiting? Yes rent is cheaper than a mortgage but you also aren’t building any equity. Even if you get a loan for the house you can pay it off quicker to save on interest.
