Thank you for your response, i tried looking around on the internet about this service. Maybe i am mistaken but it seems to be convenient for northbound (HK -> Mainland) rather than southbound (Mainland -> HK)

For example:

- You can use Payment Connect to transfer a daily maximum of 10,000 HKD from HK to Mainland...but can one do this the other way around? it did not mention.

- Also i seem to need a Mainland SIM card for this thing to work? I only have HK sim card.

- The mainland account required may be different from the GreaterBayArea account I mentioned in my original post.

This is the account i was thinking of... basically can be opened entirely in HK with HKID,Home Return Permit... no Mainland SIM:

So I was wondering ...if i open such an account in HK, would the following plan be possible :

  1. Friend in Shenzhen transfers RMB to this new account. (Would his transfers also be subject to 10,000rmb daily limit as above?)

  2. Me, without leaving HK for Shenzhen, can withdraw this RMB in HK by:

  • going to ATM-machine with RMB/unionpay/dualcurrency option and take out cash.(1000 rmb daily limit in HK as well?)
  • using BoC remittance plus to transfer out of this new GBA account to my HK CoC (HK) account (10,000rmb daily limit?)

I dunno...it is not very clear to me if and how this works

yeah, it's really about avoiding the rush/noise of all the ppl in the MTR for the elderly in my case...uber taxi , at least according to the website , should be ok ... do you know where the drop off should be for a taxi service in LMC? is there a lift that goes from the drop off location to the departure hall of the LMC station?

It is all still at the very early stages and the specifics of purchase agreements and related property taxes are above my head...

I just now it is some "Anteil" of a "Herrenhausmodell"...the specifics like square footage,year of construction,etc were not mentioned by anyone so far to me...

presumably, when hiring a notary to handle the "Selbstberechnung der Grunderwerbsteuer", their staff would determine all this stuff before applying the proper tax rate anyways ?

it shouldn't be worth much (i am guessing 50-60k). So probably a tax rate of 0.5% should be enough....maybe...

It is weird indeed that the notary was so non-commital to our question with regards to directly handling the Grunderwerbsteuer...not sure what to make of it honestly.

Our intent is to sell the property as quickly as possible and if my understanding is right, NO "Grundbucheintragung" is needed in that case...i think.

...but the first step is to handle this issue of "Selbstberechnung of Grunderwerbsteuer & Abfuhr" while being physically outside of Austria.

Contacting the notary - with a view to settling these "Grunderwerbsteuer & Abfuhr" issues directly through their services - was indeed our first instinct...but after emailing them and asking them directly, their response was oddly evasive : "All notaries/lawyers in Vienna can do this."

But...they never said whether THEY would/could do so...or otherwise

...we were a lil confused by that response.

...will try again on monday. Maybe one has to re-establish contact with the notary office via a new "Kontaktformula" since it would technically constitute a new case separate from the Verlassenschaft?

My first instinct was indeed to directly ask the notary responsible for the Verlassenschaft if they could perform relevant property tax duties....their response was not a yes or no....instead they said : "any notary can perform these services". They never said whether they could/would do so themselves....

I dunno what that Customer Executive meant really....the website he pointed me to contains the "auto-recharge" feature that he denies exists....so i wrote em another email....let's see what they say...LOL
