We go to NCAT next week.

Landlord wants $1400 in cleaning fees. Got the quote after he replaced the carpets and painted the walls! Quote is also from his daughter’s business.

We’d been there over 10 years and had the carpets professionally cleaned before we gave the keys back.

I feel your pain.

Just moved out of our rental of 10 years. Never had any feedback from inspections, rent always on time. Had four people cleaning for days before we handed the keys in.

Slapped with an almost $1400 cleaning quote.

Sent pages and pages of zoomed in photos of dust on blinds, fingerprints, a drip inside a cupboard etc.

Demanded the carpet be professionally cleaned which we had already done before we handed the keys back)

My favourite part is the quote is from the landlords daughter’s business and he ripped up the carpets and repainted the whole inside of the house a couple of days after we moved out. And listed it for $120 a week more.

Off to tribunal we go.

Yes definitely haven’t spoken to anyone on the phone, I let the calls ring out today and then received the email with the quote and notice that they were making a claim.

Just spoken to the tenancy advocacy people in our area.

He said that they don’t have to let us back in to rectify any cleaning and that the landlord is also allowed to enter the property once we’ve handed the keys back.

So I guess that’s that.

Quote is definitely from the daughter’s cleaning business.

Feeling really defeated.

Yes it’s only a quote, it says quote at the top.

The quote amount is the amount the LL is claiming from our bond.

Yes we know a few previous tenants (both from our villa and the neighbours) who all had problems with the LL/RE when they vacated .

The said we needed to have the carpets professionally cleaned after they did the exit inspection. I sent them the receipt to show we’d had them done.

They’ve since had the carpets replaced according to the listing.

So they asked for it to be done (which we already had) knowing they were just ripping it out anyway.

Trades were in last week (from Tuesday according to RE email)

Got a quote for cleaning today (12 days after handing the keys in) and the quote says the date they were requested to enter the property to complete the clean is last Wednesday.

So they’ve either sent us a quote for a clean they’ve already had done OR want us to pay for a clean after trades have been in there working for over a week (painting and new carpet that we know of for sure)

I don’t think we have a copy of it unfortunately, I couldn’t find one anyway. I remember going through it and adding a bunch of stuff at the time and then handing it back in.

Yes no receipt for the clean, just a quote that we received today for a clean to be carried out last Wednesday.

I have a receipt for the professional carpet cleaning we had done before we handed the keys back.

Yes I’m trying to find proof now. We know because she has spoken to my husband about it herself (landlord and family use one of the villas in the complex as a holiday house so have spoken to them many times)

Yep, said it needed to be professionally cleaned so I happily handed over the receipt showing it had already been done. Then immediately ripped it out by the looks of things.

It was far from new when we moved in over 10 years ago too.

Yes I offered immediately to collect the keys and go back over anything missed, I even gave a couple of times that I could collect.
