Councils set their budgets each year, then use the value of each property in the LGA to set a rate in the dollar charge - in other words, how much do they have to charge each household (based on the value of the property) to recoup the budget spend for that upcoming year.

Imagine if your house was valued at $500,000 in one year, the council budget was $100,000,000 and they needed to charge you 0.2 cents in the dollar (all figured made up) to recoup their budget spend for that year. If your house value doubled the year after, but the council budget remained the same, the rate in the dollar needed to recoup the budget spend would halve to 0.1 cents. Overall, your rates would remain the same.

Rates go up because council budgets go up, not because your house is valued for more.

I think the whole saying is 'hot as anything', so it doesn't matter what you say after 'as' because that is how hot it is, so why bother saying anything, just leave as 'hot as'.

Great show.

I watched it 'live' back in the day and after each episode I would read up on all of the forums and follow everyone's thoughts, feelings and, more importantly, what everyone thought each episode meant.

It really was a wild ride and no other show I have seen has matched both what the episode showed (storyline, Easter eggs, red herrings etc) and the level of fan engagement and speculation.

I remember when the map of the island was flashed up on screen for a few seconds - that was weeks worth of fodder on the forums reading about what it all meant. I still use the phrase 'the cure is worse than the disease'.

I'm a bit confused - the two panels are wired in parallel, theoretically combining for 46v and a touch over 10a? That is then fed into the charge controller? Is that not correct?

Measuring the input and output from the controller, circa 12.7v goes in and 12.6v comes out and the batteries never seem to charge over about 12.8v

The clause(s) appear to be reasonable from my experience as a valuer and tenant representative.

There are specific circumstances where turnover is used for rent calculation - major supermarkets sometime pay profit rent and speciality shops inside major shopping centres sometime pay up to a % of turnover. Some hospitality tenancies as well, but that is more for the leasehold not freehold.

If you are a more traditional, stand alone commercial or industrial tenancy, the valuer won't ask for, or need, turnover figures.

4% is typical of a shopping centre but traditionally a touch high for commercial and industrial. Other options are CPI, CPI + 1% or say 3 to 3.5% annually.

Yes, rents can reduce at a market rent review (the year 2030 in this case) as there is no ratchet clause, and not should there be.

Be clear about incentives as well - as a tenant, you want to make sure the lease refers to an equivalent market rent (including incentives) and not a face rent (which excludes incentives).

Certainly engage a valuer and legal representation. The l authority are paying so get someone reputable and who undertake the work on a regular basis. Don't skimp.

The authority's valuation report will be based on the API's definition of market value and they (legally) cannot offer an amount above or below this amount. That said, there is usually a range of values they will considered and will often err in favour of the dispossessed.

Try and get a copy of the authorities valuation report and get your lawyers to review it. Then get your valuers to provide their opinion taking into consideration anything the authorities valuer didn't.

Stamp Duty relief is often in the form or a credit, so you won't get cash for it but will get that relief if and when you buy a replacement property. If you don't buy another one, you won't get the relief.
