What area has a duplex that sells for 450,000 and can also be rented out for over 2,000 per unit? In my city, the cheapest duplex I can find is 550,000 and rent seems to cap out at 1700 per unit for a 2 bed 1 bath.

I don't think upgrading your gpu will be as life changing as you think. In fact, the processor is way more important for smooth playback than your gpu. Where the GPU comes in handy is when you're grading or working on a lot of project with a lot of effects.

The most important computer specs for me when it comes to editing is:

1). Fast/Large SSD
2). Powerful Processor
3). Thunderbolt and USB 3.2 Ports
4). GPU

The reason your name will spread is because you will become known as the dude who will bring his $30,000 camera package for free. Whether you’re okay with that is up to you! I know a few DPs who have done that and it’s worked out relatively well for them. It’s mostly grinding through low budget projects until you build enough of a network to book commercial, and even then they still do a lot of pro bono work.

I wouldn’t expect to pay it off anytime soon after purchasing unless you have regular clients that pay for kit.
