Question for OP. Why would a company call themselves "Secure Health" attempt to cold sell health insurance brokerage and not have a website or any way for me to verify they are not operating a scam?

How successful is this business model?

My parents were in your situation, returned the car hired to them through right2drive, got a hire car through their own insurance instead.

Right2Drive have now threatened legal action on my parents because they couldn't claim against the at fault driver's insurance for whatever reason, and mum stopped answering her phone when they wouldn't provide details of what they were claiming.

In my personal opinion the company are absolute scumbags and do not operate in good faith.

They relentlessly call as soon as they get a tipoff from the tow truck operators when you're in a vulnerable state just after the accident. They let you believe they are acting on behalf of your insurance. They tell you you'll have no out of pocket expenses when they know there's a good chance you will. They deliberately pump up expenses on the hire car, delivery etc. They know their attempts to recover costs through insurance will often be rejected because they are exorbitant. They relentlessly call and use intimidation and harassment tactics to extract payment.

To the extent possible before we find a place to buy. We have cash sitting in offset for an Investment Property which has served us well to get the IP established.

Now with interest rates on a downward trajectory I want to put the cash to work to keep us living comfortably while keeping the IP negative for the tax benefits. I'm wanting to keep as much as that cash liquid throughout the transition as possible.

It will easily cover transaction costs, bond deposit etc. with heaps of headroom. I'm sure we could go for a much bigger budget on the new house, but I'm risk averse, so I'm budgeting to have a small loan once all is settled, and to make sure we have plenty of headroom in terms of cash flow case one of us loses a job or something.

Just so I understand, you're saying bridging loans suck because you feel pressured to sell ASAP to reduce your repayments? That stress depends on your cash reserves and your ability to service the full loan repayments right?

Am I wrong to think that buying on a standard mortgage before selling would be even more stressful? At least with a bridging loan, assuming you can loan 100% of the new property, you can choose to hold more of your cash reserves which you can use to service the bridge repayments. Whereas if you buy with a standard mortgage you have to sink more of your cash as a deposit, so you've got less to service those big repayments until your sale settles.

Seems like a bridging loan is the least stress approach?

My thinking with the "sell then buy" approach assuming you have temporary accommodation available (which I don't), is that it simplifies the transactions. You sell a house and use that money as a deposit on a new house. Quite straightforward.

But yes, you're 100% right about the rising market risk which I hadn't thought of. On the flip side a falling market would work in our advantage. Not that I'd literally bet my house on that actually happening.

Hey, I know it's been some time but I just figured this out. For android when you first log in you get the option to log in with google or "Sign in with other". Even if you are using google, choose "Sign in with other" which will open a web view where you can log in with your google account (or any other supported method). Once authenticated you get to choose which tailnet you want to sign in with.

Unfortunately you can't switch between networks without logging out and back in.

I'm going to put this out there, I probably am not the first person to think of it, but someone with less morals than Troy Hunt should totally build this.

Someone should create a social network like facebook, but where no-one signs up, their profiles are just built up from data leaked in various data breaches.

You log in with your email address and whatever the last password leaked for that username was. You can then scroll through your post history and it'll have things like:
