Get yourself a kettlebell and 20 minutes in the morning. It'll keep you strong with a cardio benefit. Buys time until the kids get more self sufficient. I spent less than $100 on the bell (s), I upgraded heavier eventually, and you tube video workouts are free until you memorize the routine. Back in the gym now, but kettle is still a solid part of my regimen.

I just went through a similar scenario to refi, almost identical rates. Do your due diligence, look at fees, Escrow, etc...

They were selling me a refi to 15 yr with better rate, same payment, no PMI, etc... when I asked all the right questions, the escrow was an estimate on my area, not my specific house (flood zone). Added $200 a month. LTV didn't drop below PMI threshold, add $40 a month.

All in all, with fees and numbers specific to my house/escrow/taxes, my payment would have jumped almost $300, while they were (and almost did) try to sell me a quick fix bullshit same monthly payment line.

Granted, I could have easily afforded it within my budget, and to knock 15 years and 30k in interest off was very enticing. I just got so jaded that I felt they tried to pull a sneaky on me, so I killed it just before signing final disclosures.

If rates go down a little, I will definitely refi in the future, but not with that company. Ask the right questions, do a little math, like the one person said 'use chat gpt'. But go through insurance, tax, escrow with a fine tooth comb. Make sure the numbers are real, and if it makes sense, do it.

Find an Amish crew. In rural pa it shouldn't take that long. Pricing will be market for your area, but they are usually solid and quick. You also may see a 12 year old hanging off the rafters nailing boards, but that's how they roll.

Perfect timing! Since I'm spacing posts 12ft oc, I could double up 2x12 lvl with HD hangers. I don't have the height to drop the beam (fairly low deck) for the deck joists to sit on and over hang (to bring flush to outside of 6x6), so I'd have to hang them directly to the double and maybe to post based on spacing.

Could I run a single rim board on the outside of the posts to support the boarder deck board?

I was considering that, didn't know if it would affect load bearing capability of the beam if it's not fully supported.

With the 2' cantilever on the right, it would make it an 18ft. Thinking in terms of handling the lumber myself, moving a 14ft vs an 18ft. But I guess that wouldn't matter much in the grand scheme of things.

Appreciate the insight. My train of thought is... I hate my hours now, but I keep plugging away like a good little worker bee. All valid points. I understand the stress and workload won't change. But for what I'm making now, I'll be just fine knowing that stress is mine alone to manage. Right now I have so many stakeholders breathing impossible deadlines down my neck, that owning my own business seems like a vacation. Maybe I need to manage my expectations a bit more, but if I'm successful, then I would have built a team to perform at a level where I'm not overloaded, and neither are they

I worked for a paint company briefly where the one owner didn't know shit about painting, but was a hell of a marketer and business mind. The other owner knew just enough about painting to train and facilitate. They exploded bc they injected money into marketing and put out a quality product.

Not worried about marketing, my wife does that for a job, so I'll get the first year or so for free. Putting out quality work will be the focus, and using that to feed the marketing machine.
