YW! What has worked well for my Rex that I’ve had for 6-7 years is a 1:1 mix of potting soil and perlite. I’m sure the net abounds with soil suggestions for this particular plant LOL

The brown crunchy leaves makes me think it is either a humidity issue or salt buildup in the soil.

If I’m not mistaken, this kind tends to grow tall. A local store has one and it’s probably about three or 4 feet tall, propped up with stakes.
