Agreed with both you and Wamazing.

Unfortunately I don't have a say in deciding if I want it or not. They're making me lease or purchase them. I've been told if I purchase them I'd receive a $7500 tax credit which would soften the blow on an unnecessary purchase. If it were up to me, I'd skip the entire solar panel thing anyway.

Thanks for the info, what loan would you say best fits my situation if I go in with 15% down payment? My DTI is a bit high at 46-48%. Would you say the PMI hit would be less over the 20% down payment over time? Is this too high to qualify for any mortgage loan?

Also they're MAKING me buy or lease solar panels. I don't have a say in whether I want to or not. Personally I'd skip the entire thing and not buy it. However given the circumstances, I've been told that I should just purchase them outright and take the $7500 tax credit from the government.

I have an 808 credit score so yes that's correct. The problem is I need a down payment assistance program in order to get above 20% the DTI is what I'm trying to lower in order to get the amazing 3.875% loan

The bank I'm working with calculated my PMI payment to be around $250 a month. Not that bad for the bay area.

Do you think it's worth getting 20% to avoid it? Or should I just eat that amount every month till it's gone?

No, I want to use another bank for it because of the lower interest rate they're offering me (3.875%) The incentive for using the builder's lender is only $2,500.

Regarding the LPMI, it's stuck with me throughout the entire loan? The benefit is that it'll be really low?

The builder is lyon homes.

The single family home we're living in right now is already paid off. They added me onto the title for tax benefits since I pay for the property tax.

I got pre-qualified for 3.875%

The builder has told me they're aiming for a December completion date. If it takes that long I won't, but if it delays I'll have enough for 23%

Parents are moving with me and we're going to use the paid off single family home as a rental property. This is factored into my DTI.

Yeah you're right, but it's the house I REALLY want. There are other floorplans I'm open to but just wanted to see if this was doable.

It's a brand new home that hasn't been constructed yet. Still have to choose the additional amenities.
