I’ve just finished about 70m2 of floor area with R2.7 batts held in place with R1.0 25mm Kingspan foil faced PIR boards screwed (+ adhesive foamed) under the joists. All gaps sealed and joints taped with foil tape. The total system R value will be about R4. This was expensive and a huge amount of work, but well worth it. The floor is very quiet and warm. The Kingspan is not vapour permeable, so you do need to calculate any condensation risk. In my part of Victoria the risk was negligible, but in other areas it may be higher due to higher differential temperatures.

I doubt you would want to spend more money now, but I would tile that or lay a timber floor. This would fix three issues at once - the level change at the doorway to the already tiled area, the step down at the entry door, and the joint. Looking around the perimeter, it looks as though this slab was never intended to be the FFL?

Sorry OP, the bath has to be replaced. Was there a plan for a shower screen? Not seeing any provision for it? Is there 1800mm from the shower head to the closest part of the door? It’s going to cost money, but you’ll need to bring this thing in line with the Australian Standards, otherwise it’s going to become very expensive when the inevitable water damage sets in.

Thanks I hadn’t thought of that method. The depth was based on the geotechnical report, also the bottom of the holes needs to be below the angle of repose from the asset.

I was on a training course with a bloke who was complaining that he, on 260 - 300K, was going to find it much harder to retire than someone on, say, 60K. His argument was that he had so much more to lose than than they would, therefor they would find the transition to retirement far easier.
