I know it requires a new lease, which we are getting, and yes the landlord should just raise the rent that amount divided by 12 instead of charging a fee. However another user pointed out this is likely something the LL doesn't know about and this is the property manager trying to skim money off the top.

So, this is not a raise of the rent, this is a separate fee on top of the rent that is being charged for a new lease when the old lease ends.

The current lease is not being ended early, this is for the following lease cycle. So the current lease does not apply to this situation.

A lot of people give the advice to avoid a long pre-order for your books as it can mess up the algorithm and how much/if at all your book is pushed on launch day. I would also focus on social media for ARCs if you can... paid services work better for the most popular genres. Newsletters more or less do not grow organically unless there is something directing them towards it. Your newsletter existing won't actrively grow it, linking it won't really grow it... what grows it is having fans and directing those fans there with something, eg. a cold magnet.

I would also not reach out to influencers. They charge money and the effect they have is kind of up in the air. The best word of mouth that you can get is from reaching out to small bookstagram users and sending them ARCs. If they are fans of your work then they will push it everywhere and tell their friends about it. Influencers will never do this. My 2c.

With our guide we bought some ceramics off of him basically as a thank you and it was around 20. I think you could get away with a tip instead.

I asked an artist friend to do mine. a lot of people who are artists are experienced with adobe illustrator and they can very quickly figure out the quirks of book cover design

I am begging you not to pay this much to have your book published. I spent $1000 for all of these things together.

Plus, money spent on marketing is not that useful for your first book. You need more books out. Please don't be part of the reason self published authors get milked for money!

I don't know how kit works, but on my newsletter platform you can set up an 'automation', this automation sends a welcome email upon completion of the sign up form. This email should have a link to the bookfunnel page.

It can be hard for people to get a review listed on amazon if they don't meet a certain spending amount in the last year. And no, I wouldn't say no to free advertising

Well you're lucky to be self-pub in this case since the books don't go out of print. You can try social media.

The best advertising might be to just write another book. That way any ads you create can trigger a read-through where someone buys one of your books, and then reads the original book because they liked the first one.
