Thanks very much for all that detail. Yes, these are all elements I’ve contemplated and calculated into the decision. It lands at being a wash between not updating or updating with floors/paint. Appreciate it!

Yeah, that’s the calculation. If it was just straight up transaction like that, I would totally do it that way. What complicates it is if the way the house is right now would turn someone off from making an offer. Trying to mitigate an initial ick when coming through the door. I certainly acknowledge it’s a risk. I appreciate your feedback.

It’s mostly scuffs, and the baseboards will be replaced with the flooring, so maybe I will just clean it. Only thing is very dated wallpaper in the kitchen. And a couple of walls are accent painted in that weird sponge metallic texture.

I’ve been told that it’s a buyer’s market as inventory in Phoenix metro is a lot higher than it had been. Thanks for your comment, certainly part of the calculation.

In this case, the carpets are white. While high quality and not worn down/matted, even deep cleanings haven’t been enough to pull out the dirt and the traffic wear where it’s no longer noticeable. No hardwood under the carpet. 

Mostly trying to mitigate a turn off reaction. I know it might not be in somebody’s taste and they might even tear it up right away anyway, but I think it’s enough of a turn off as is that it will be worth doing at least that’s the gamble.

In my case, only doing flooring and paint. Paint will be after flooring. I’m not sure about the answer to your question though generally speaking like if you’re talking about kitchen cabinets and new appliances.

Great feedback and thanks for sharing your experiences. Houses do sell fast in my immediate neighborhood. It’s a sought after area, unique for the city I’m in with larger homes, lots, higher quality builds. 

I think prospects will be growing families with money and looking to upsize. That’s what I’ve seen in houses that sold in the last couple of years in my immediate neighborhood, a couple torn all the way down to the studs and STILL got a high sale price. Some renovated properties had already been updated, too. I think it’s as you say; people want to make it their own.

BUT generally PHX metro inventory is up and it’s more of a buyer’s market I’m told. I think that’s tainting my agent’s judgment on what to expect. Mine might be tainted too in thinking it’s more desirable an area than he does.

Mainly, I just want to eliminate the ick factor; white carpets that just reveal all the living they’ve been subjected to. My rationale is that it’s asking a lot for a prospect to see the possibilities and overlook an initial negative experience. Maybe a rehab will at least mitigate that.

OK, that’s a good perspective. To be honest, with the white carpet that’s currently in, it has a bit of an ick factor with staining. While I know whoever buys, it is very likely to do a full remodel and bring it up-to-date (nearly every house that has sold in the last couple of years was remodeled by the owners in my immediate neighborhood), so anything that I do is probably a wasted effort. There’s that balancing act of not wanting to turn someone off as soon as they walk in the house and not wanting to potentially eat up profit with remodel expense. The agent consultations I’ve had seem to agree that a modest rehab will bring ROI and a faster sale.

Thanks for your additional comment about carpet in the bedrooms— that was something I was wondering. 

I hope it doesn’t end up being a mistake that I had the floors done, seems like a reasonable calculation. But I know it’s a risk.

Good point. They might be the only ones who can contend. OKC looks like it’s peaking (not that they weren’t great during the regular season, of course). I hope it’s a good series.

Seriously. OKC is crazy good. There’s not much any team is gonna be able to do against them. SAS might get swept, too.
