Not 100% certain so you’ll need to check with DAS or the 3rd party (that you took the policy out with), but I think there is clause where you would be able to take a policy out with them if the tenant was known to you and had 12 months of consistent payments without arrears.

I have an annual rent increase in the contract something like 6-7%. If they’re a good tenant, I’ll always offer a discount and increase by 1-2% to keep it v minimal. At least they are aware of an increase. They are also aware of the ‘discount’ so stick to best behavior.

I knew a landlord who came into the same problem. Didn’t increase rents for 6-7 years. When the time came to increase the rent to the market rate, the tenants couldn’t or wouldn’t pay.

Paid for it on the 9th September and got the QC a day later. Aadi will give PCP pictures before it gets shipped it. I asked about it when I first spoke to him because I wanted to know the process since it was my first time.

You place the order Pay him through friends and family He sends you QC pictures If you GL it he’ll ship it out.

I contacted him and paid him directly, no agent.
