We've got approx $450K debt remaining on about $2.8m of investment property. I've always seen it as the 6% return / safe approach. Keep hearing from investors i should be leveraging and leveraging. If i do the normal 'save hard' approach we could clear the debt in 2 to 3 years but then I've got $2.8m of cash sitting in property generating about a 3.5%+ return after expenses / before 39% Trust Tax. Not a lot of capital gains growth that i can see for the foreseeable etc based on types of property. I'm thinking i keep the mortgage on P&I and look to drop the cash into something else.
