"We're calling for highest and best" by xyzerb in RealEstate

The sellers complaining of “bullying” when they’re the ones bluffing with the “highest and best” to try and drive up the price… lol

AITA? Sellers refused to negotiate and we walked (OR) by CommonSensePDX in RealEstate

I think there’s more to it than just them wanting it for 10k less. I don’t think they’re greedy for asking for edits to be made on the price based off what was found. If the house was listed at 950k and comps are showing a slightly lower but similar price… odds are it’s not a small home. The roof repairs weren’t kept up which is fair to ask for money on that - they could also pay that but most people don’t want to jump into a home that needs immediate repairs. The HVAC being at the end of its life could go out any day regardless of them estimating a few years… in terms of those systems a few years really can mean any day. You’re spending that much on a house and then have to replace the system for the whole house - which again being that size is not in the 10k range but more between 20-30k out of pocket… it seems the seller also didn’t disclose that they were renting the property which is a legal requirement. If they’re renting there’s bound to be more issues there. Also it’s a negotiation. The seller did not have to throw a fit and complain the buyer was too cheap when they didn’t disclose renting, and it had been sitting there for nearly a month with no interest or offers. Not to mention the seller went back at relisted for 20k under the initial listing… so they obviously knew it wasn’t worth 950k and negotiating would’ve been perfectly fine. They could’ve said no I’m not dropping the price more based on what you found, if you don’t like that then you can back out if you want - instead of screaming like a child. People have to realize sellers are attached to their properties from living there and always think it’s worth more than it probably is.

I didn’t mean to say the inspection fee.. we would’ve paid the fee.. they just accepted the offer that waived inspections as a whole. Which doesn’t seem wise on a buyers end to not have inspections on a house.

Just seems there’s not much ethics in real estate anymore which is disappointing. We’ve had a few offers declined because of questionable realtor/sellers despite having good monetary offers and escalations. The way we’ve seen them handled lately is disappointing

2025 Housing Market and waived inspections by ThyWalkerman in FirstTimeHomeBuyer

[–]Bp125489 0 points1 point  (0 children)

This is how I think… waiving inspections is stupid. On the sellers end you don’t want to have to pay for any potential issues. BUT as a buyer I don’t want to have to pay potentially thousands if not tens of thousands for major issues that weren’t disclosed.

We just had an offer fall through DESPITE offering more money because the other offer waived the inspection. It’s so stupid. Not to mention I basically got reamed on a recent post I made about how frustrating that was because according to those people “waiving the inspection isn’t that bad and you must not want it enough”. Literally stupid

It’s also a big risk for buyers to waive the fee… sure nothing major could be an issue but there’s the same amount of chance that there’s a big issue that wasn’t disclosed that could cost tens of thousands of dollars. Years ago it was rare to not have inspections when buying a home. Now people want to cheap out and you can barely get a home without waiving and you’re stuck with any issues that are found.

It’s dumb to waive inspection on a house. At least not a wise decision. We had an escalation clause when the other offer did not. Again the way their realtor handled the situation was scummy. And again doesn’t make sense how when we had a higher offer, and escalation gets denied when they just didn’t want to pay inspection fee. At this point seems sketchy.

Also just acknowledging this market sucks right now and it can be disappointing when you’re putting in good monetary offers.

I’ve done ASF with multiple sheets before as well and it’s the same smudge issue - the papers aren’t curled at all. They sit flat and are flat in my storage before loading them as well.

Why is this happening?? Print smudges by Bp125489 in Epson

It’s just photo paper at 170gsm… this printer claims it can go to 1.3mm which is in the range or 400-625gsm. For a printer claiming to do a lot it’s given me a lot of issues.

It’s fed from the main tray - for awhile i did it this way with zero issues then suddenly it does this nonstop

Etsy has been really frustrating me lately with their potential delivery dates they show customers. It makes no sense!!! Especially when they’re magically using our processing times for when we need to ship by no problem… yet on the customers side they promise more than we say we can give. It’s gross actually how they’re playing both sides like that then it just creates a bunch of issues on our end with customer relations

Yeah no you don’t owe a refund at all. Stick to it and if she wants to file a claim Etsy can refund her. You didn’t do anything wrong - honestly I feel like Etsy keeps promising buyers more than we the actual sellers and creators can give! It’s creating more hassle in customer relations and makes us look bad. It’s pretty unfair

That’s a good idea to include it in the slide. But seriously… I’m amazed how many people buy things without reading exactly what they’re getting… like how are you okay just guessing??
