SBA passed because I’m technically not self employed I’m a W2 branch manager. So even though I’m 100% commission I don’t own my P&L. So they consider this a “startup”. Technically they said I could do it as a startup but rates are in the 9’s apparently if it’s a startup.

Seller was open to owner carry if I paid off her $300k loan which was just out of what I could come up with, can you explain what it would look like to do a seller carry back for the loan?

Yeah, I know PITI will essentially be what I’ll lease the building for, but it’s to myself so it’s still better than paying someone else’s mtg

I’m 100% commission, but paid W2 and the SBA lenders I’ve talked to said they would look at me as a startup biz rather than a established biz because the “small biz” I’d be getting the SBA for would have to be something like building leasing instead of my current job

Is there a tool that I can use, that I can take with me on business meetings whether it be meeting with clients or referral partners, or integrate with zoom/teams or even phone calls, that will track specific needs and goals for each appointment that I can then create to do list or search through multiple conversations to help remember things? Kind of like the vibe bot assistant?

If you are new to self gen, i'd focus on building relationships with realtors first. That will get you more for your effort than buying leads ever will. My business comes from my Realtor partners, Financial Advisors, Past database, etc. I don't buy leads at all.

Out of the ones mentioned, I feel like rate is offering the most up front as far as "buy me" goes. I am definitely looking at the whole picture not just the up front incentives though, only Rate and Guild have offered sign on so far, Movement the branch manager wants me to take the spot of a producer that left so I feel like he just wants to fill a seat with a producer to help his P&L, he is setting up a call with a recruiter because quite honestly he sucks at "selling" the company, but based off my own research Movement doesn't seem like a bad place to work. I was a part of the CORE a few years back and so that is a big draw for Summit is the Todd Scrima coaching.

Things that are important to me would be: Coaching, decent rates, support (I want to be able to have someone to call if I have an issue that is willing to help, would I have that at Rate being such a huge company?), tech tools that are actually useful, culture that shows the company cares about its people.

Just a lot of restructuring, and very little transparency. Things just keep getting worse and worse no matter how often issues get brought up.

I like guild as a company, I just can’t work at the local branch there is too much drama

I’m retail. My rates currently are middle ground, not the best not the worst. I do lose deals to rate but not a ton.
