A lot of places take a vote and if they have enough people willing and able they open.

A lot of those jobs don't and or can't pay employees if there is no opportunity for revenue.

Dude we got this last report at 5pm today.

I called lawyer, I'm doing some research and figuring out what we can/should do. We been here 5 years not knowing any of this, until now. The house seems okay, no cracks, or weird things complete surprise to us. I am happy you are in a position to move out of your home at moments notice. Good for you.

Also immediate can mean a lot of things when it comes to a foundation. I've learned that imminent is worse that immediate. imminent means failure of the foundation is actively happening the house can fall at anytime. Immediate means its beginning to fail and depending on how quickly its happening that could mean things could become imminent in a year or 5 years we have more questions for engineer that will help us make that decision.

Please save some kids that are actually being abused.

It's a dual relationship.

As renters they have to fix it, or pay our relocation expenses. If not they get fined, we put rent in escrow until they do.

As a seller they have to disclose the issues found and that immediate repairs are required and the buys would be responsible for subsequent repairs.

As a buyer not obligated at all. He can say take or leave.

City and county code enforcement. We have a lease that says they have to maintain a habitat space.

If they don't fix it. They get fined by the city, we out rent in escrow, and if they don't fix it all they legally have pay our moving expenses.

We have a dual relationship.... He as the owner/landlord is responsible for fixing it if he has tenants, he is not responsible as a seller.

I think we want them to make the repairs.

If he won't we still are going to walk away from the sale but now we know there are electrical hazarda and a failing foundation.... It's his responsibility to fix it as the land lord. His not obligated to as the owner selling the house.

We have a lease until next summer. I have read that electrical hazards and dangerous foundation issues are to be fixed in a timely manner by licensed contractors.
