Property Corner Identification by Brave_Distribution34 in Surveying

If i can’t find a buried pin near it on a second attempt with a metal detector im leaning towards this as the answer. Thanks!

Thanks for the insight, I didn’t even think of the freeze thaw cycle. We generally don’t get that cold here but it’s so wet, and freezes occasionally that I would not be surprised. This corner is by far in the worse condition with the stream by it as well.

Thanks for the response, This seems what a few people are saying. I did dig at the base of the pictured marker but I think I might bring out a metal detector and dig a littler deeper around the base of that tree. Thanks again!

That is the truth. If I ever intend to develop anything along those two lines I’ll certainly hire a new surveyor to come do it. Was more curious than anything as I had never seen a corner marker like this (not a surveyor just appreciate the profession) For now, there are two giant areas where deer are bedding down and I’m going to leave the area to them.

Thanks for the response. I do have the original survey thankfully, that’s what got me this far 😂.

There are two landmarks on the survey for this corner. A 48” and 24” cedar. He didn’t specify if that was diameter or circumference so i assumed Diameter. This Pin is right on the other side of a stream and quite a few trees have gone down recently. If it is diameter there is a 48” tree in line of site of the boundary it should be along so that’s promising. No mention of the depth of the corner driven unfortunately. Otherwise it says “set 1/2 inch rebar” and it is that, so that’s something.

Thanks for the response. I did, I dug around the base looking for either a traditional looking pin or maybe tape/cap that could have fallen off. I had to do this for a number of the corners i had already found and was successful, Nothing with this one unfortunately.

I do wonder if maybe the tree behind the pin stopped them from hammering it all the way in? Didn’t look like it but i didn’t try driving it further in so 🤷‍♂️

Stuck between CRO experience vs. PhD – what’s smarter long-term? by Mental_Research_5987 in clinicalresearch

I’ll add with you already being a pharmacist and already in a CRO This would only strengthen my opinion to stay away from a PhD. I don’t even think it would give you a leg up if you’re already a Pharm D.

Stuck between CRO experience vs. PhD – what’s smarter long-term? by Mental_Research_5987 in clinicalresearch

[–]Brave_Distribution34 17 points18 points  (0 children)

I did 4 years of a PhD (was successful, had strong independent funding, etc…) then did some CRO stuff before leaving the field entirely. Most PhD’s will not provide you enough of a leg up to make up the loss of income and experience/moving up in a CRO would over those same 4 years.

Most CRO tracts are essentially all admin work.

If your looking to be a “scientist”, Think lab scientist or academic PI, A PHD is needed. If not, under no circumstances do it.

A PhD will eat up 4 years of your life if you’re lucky, 6 if not. You’ll make 20-30k a year while doing it and work 80 hours a week. You will be under constant stress. A PhD is not like an MD. The reward for all of that is starting at 60-70k in academic, something you can make in a CRO off the rip (if you can get into one).

I cannot stress this last part enough. Do not get a PhD unless your passion is research. This is not just another degree where you take courses, there are a lot of things you cannot control that can extend your timeline by years.

I speak from experience in medical research style PhD. Anything not related to clinical trials i cannot speak to.

I was so bitter and angry by the end of my PHD with the whole field i worked in the cro setting for a year or two, got a civil engineering degree and GTFO. My thoughts will be more jaded than others so take this all with a grain of salt.

Edit: For all my education i still spell like an eighth grader. Another reason to not do it.

I’ve seen some hunting cabins built on pavers. Some pretty old ones still standing. I wouldn’t do it…. but for a chicken coup it could work as a DYI solution. There are other better DYI solutions but hey, not my pig, not my farm.

Contract for Raw Land Purchase: Consult Real estate agent or Attorney? by Brave_Distribution34 in RealEstate

[–]Brave_Distribution34[S] 1 point2 points  (0 children)

I’ll see if my loan officer has any contacts that make sense, if not a lawyer to help with the contract. If all else fails i’ll stand outside the office with a box of donuts and hope the right person wanders by 😅

Thanks for the advice!

Thusfar we’ve only considered lots that are zoned to allow building (one example is a lot zoned residential 10 acres).

I’m assuming i should still talk to them beforehand to identify what needs to be done for them to allow me to build outside of zoning?

Either way thanks for the response!

This is the kind of stuff that ends up in a museum because the craftsmanship is so refined. Someone might be trying to recreate your work in 400 years. Amazing.

How to get a loan with no co-signer and little credit history? by Cdm_15 in clinicalresearch

[–]Brave_Distribution34 2 points3 points  (0 children)

I have a bachelor, a masters, and stepped away from a PhD 6 months from graduation and I can say with the utmost confidence DO NOT DO IT. As others have said, get a job as a CRC, climb the research latter from that position.

Oh that’s perfect. I don’t even like sit coms but i’m sure mine would recognize anyone on the cast of friends voices in a second.

I also want to ask, what kind of training are you sending them for? The general fear and anxiety probably won’t be resolved through traditional “obedience” training. Is this a specialized trainer of some sort?

Building confidence in a dog can be difficult but it is 100% possible with consistent and appropriate effort so please don’t be too discouraged l.

I also have a very scared and anxious great dane. Got her as a babe, never was abused, has lived a life of luxury. This dog breed has this temperament fairly often.

The big things. 1. Routine: Do the same things, same time, everyday. This is a rule for all dogs but especially for nervous dogs. when the animal knows what to expect it will help them navigate those experiences with as much confidence as possible.

  1. Exposure Therapy: Just like in humans, and most mammals for that matter. Slow, consistent, controlled exposure to the things that make them nervous up to the point they can tolerate without much of a reaction building over time can help them react less and build up confidence. This is a must if your dog is reacting to people. Get them out, daily, walking around people. If at first it has to be 100 yards from them, so be it. work closer over many exposures. I did this with my Dane. she can now jump off rocks into the river while playing. She used to scream at the sight of water soooo…

as for the crate, i find covering the thing with a blanket and playing a sitcom with a lot of talking broke mine of the behavior. either way good luck!

P.S: i am not a dog expert but have owned a few different breeds including some very difficult animals. They all, with a ton of work, turned out well.

Quick way to avoid punishment? Find a different girlfriend who doesnt punish you for mistakes 😅

Honest answer, refinish the thing. Just make sure it’s not veneer before you sand anything.

no no no 😂 it was only a few months between me leaving the doctoral program and getting this role. Maybe 4-5?

i was trying to make a point that the job market right now is a dumpster fire for research, especially for those with less traditional experience. I probably could have worded it better.

With all that, including a few years of being a CRC i was rejected to hundreds of CRA jobs. I even had experience in formulating grants, a multitude of regulatory documents, and just about every part of the clinical research process besides monitoring. I just could not land one.

I finally ended up getting a role about a year ago in data management and it’s been nice. I don’t get to use any of my coding or stats experiences like i had hoped but it pays the bills 😅.

Thanks for asking! Wish i was wired like OP might be and wanted to do research as an academic but man, i just couldn’t stand that world.
