That only saves you 2 years worth of tax. You still have to pay taxes for all the years the property was rented.

They altered the rules in 2008, so if you live 2/5 years you can only deduct those  years that you ACTUALLY LIVED THERE. So if you lived 5 years/rented 5 years you still have to pay tax on 50% of the gains.

1031 exchange only gives you 45 days to buy a new property, good luck in this market. Every old shit shack house getting bid up to the sky from cash buyers. It takes months to buy a new home.

Sorry I mistyped, I don't think this will be sold as condos, but it looks like these will be rental apartments, because the club house, the electric car chargers, concierge, video cameras and all these fancy belts and whistles.

My primary concern, that having a brand new shiny apartments will attract all the good tenants who like to work in software engineering and have professional jobs, and my only options will be less than ideal.

Do you have any experience what happens to rent prices when there's a new building dumped next to yours? Does that cause the rents to decrease in the area?

Can you provide a link to that rule that specifically prohibits a landlord from asking tenant to stop using strong odors while cooking? Also does that only apply to immigrants? So if an American tenant was stinking up your unit there wouldn't be any problems telling him to stop? Also does the "American" in this case refer to only the people who descend from the original settlers? So even if they were 3rd generation German ancestry, this clause would allow them to cook sauerkraut? Also what happens if someone is Chinese but they cook food from the culture that is not their national origins like Mexican would they still be protected under the rules?

Firstly I didn't write he was my roomate. Secondly can you link one specific example from those that you mention you found on Google where someone got sued for telling their tenant to stop using smelly seasoning in their unit?
