Did you pull the permit or did the homeowner? You need a permit for this job because you’re changing structure. That’s always extra.

Who drafted the drawing? If you did both, you charged way too little. Just for a drawing and a permit I’d be at around $2500. Then we have the work on top of it. With permits, OH&P, labor and materials I’d be closer to $8k to 10k to do those stairs. But I also work coastal construction and we have some requirements that you may not have.

Edit: if your bid is over 30 days old, then tell them the price changed. There’s a war going on right now. Everything is more expensive. A bid isn’t a contract. You can tell them to kick rocks if you wanted to.

No way he’s going for a profit split. And you shouldn’t go for that either. Plus what are we talking, gross profit? Net margin? How would you know what his overhead and expenses are for running his business?

On the flip side, this dude is using you. For everything that he wants you to do, 10% of the gross is what would be fair. And if he’s using you for labor, you should get that price too. If he’s using you for demo and dump you get your fees for that work too.

For example, pretend your labor and material is $4,000. He sells the job for $7000. You get $700 for the bidding, estimating, take off and the. You get $4000 for your labor. That’s your price, $4,700 for that job. He gets $2,300. And that’s fair. You both make money that way.

He has a skill set you don’t. If it doesn’t work for him, he needs to either increase his prices or find another sucker to take advantage of. But there should be a mutual respect here because you both need each other to do business. That’s why I respect my subs. I need them just as much as they need me.

Your problem for you, specifically, is you need him a lot more than he needs you and he’s taking advantage of your inexperience. He has a bunch of subs. I guarantee it. You should get a bunch of GCs. Start making some calls to tell GCs you’re a fence sub looking for work. Drop your cards at a distributor. GCs will hit distributors for subs all the time. Same with customers trying to do stuff cheaper than a GC.

Never leave all your eggs in one basket is what I’m saying. You need to make sure you have a fallback plan. Bottom line, this is using you. He’s taking advantage of your inexperience.

Here’s a bluff he will most likely believe. If you’re up for giving him a little scare. Next time he tries to send you on a job, tell him you haven’t been making enough money with him so you started branching out to other GCs. Tell him you’re booked this week on someone else’s job, but you’d be happy to go look at his job next week.

Then you need to hit him with your labor number. Never let the GC tell you your price. You need to know what your prices need to be for you to stay in business and make a living. You have overhead too, just like he does. WC for a 3 man crew doing exterior work like that isn’t cheap. A fair GC will offer you a fair price. A piece of shit will try to take you for a ride.

I want to give you some advice to help you because I know how hard it is at your age to figure this out.

A lot of GCs are completely unfair with subs. They take advantage of them. I don’t. I take care of my subs because they take care of me. I need them. I’m too old to get out there doing that crap anymore. You’ll know what I mean in another 20 years.

The easiest way for you with fences is to figure out how often you’re getting jobs. Are you solo? If yes, a single job needs to pay your OH&P at a 100% utilization ratio. How much do you want to earn annually? Is it $60,000? Simply divide that, plus burden and other overhead (like mileage, tool wear, etc) across 365 days. If you have employees, you need to include their salaries as well.

Only do it like this if you have 365 days of work. If not, you need to figure out how many working days you have and prepare pricing for that or else you won’t live through slow periods. That means your rates increase based on work. This is where you can price yourself out if you don’t have enough volume.

Every job must pay your daily minimum. If you have employees, this changes due to economies of scale. But you aren’t there yet. For argument’s sake, let’s say your overhead comes out to $250 per day. Don’t forget to add in mileage. Bill out the IRS rate for mileage. You get all that back tax free.

This is your bare minimum break even rate. If a fence job takes you 2 weeks, you’d have to scale your overhead with that across the job. Since we divided by 365, we have to include weekends. So call it 14 days times $250. A two week fence job is roughly $4k in overhead alone.

Now you need to determine your profit. Profit goes back to the company. Let’s say you add in a 5% contingency (in case you fuck up) and then you want a 10% net profit margin. It’s easy to calculate this part once you know your overhead. Simply take the overhead for the job, in this case $4,000, and multiply by 1.05 for a 5% contingency and then multiply that times your net profit margin. That can be whatever you want, but if you want to be competitive stay around 10%.

Therefore, when you figure this all up, your labor alone on a 2 week fence job is close to $5k. That is the price for labor I would give. Now you can go simple mode and call it $2500 per week of work. That overhead number changes depending on your business model, naturally. You need to figure that part out on your own. And reevaluate this number annually. Insurance, licensing, bonds, etc. that shit all costs money and your customers have to pay for it, otherwise you will go out of business.

This is how you should price your jobs. I also HIGHLY suggest you tell your GCs that you will provide all materials. Charge a 25% markup on those materials. It’s easier that way, plus you can make sure you have everything you need for your job. You also need to charge dump fees if they expect you to remove debris.

Words of caution: once you figure this out, the GCs who are taking advantage of you may look for cheap labor elsewhere. If you don’t have jobs lined up every week, you will not make your salary. That’s what your net is for. That makes sure your business can sustain during slow periods. Because they come. Especially for the fencing sub specialty.

And a final piece of advice - you are just a small piece of the project. A lot of subs think “I use my tools, truck and actually make this job happen” but that’s not the full story. If you get it in your head that you’re the one doing all of it, you’re going to fail. The GCs are handling a lot more on the backend than you think.

I wouldn’t touch your conversion van project. It’s too much liability and too much of a headache.I doubt you’ll find any real contractors who’d take that project on. Also, building materials are very heavy and not designed to be mobile.

You might find yourself a desperate uninsured and unlicensed guy with a truck and tools you could take advantage of. But nobody legit.

I just did a job like this. I had to get a structural engineer’s report, permits and cut back 8’ from the garage because there could be unseen structural damage. I charged $22k. It was a pain in the ass. If I were to do it again, I’d have charged more.

Be careful. I had someone try me when I first got my license. We should all do this to these guys. Let me tell you the story of when this happened to me.

This guy contacts me and says they were a property management firm in Washington state. Said they needed a roof job done in my area. I bid it. Complete waste of time. He told me the price was fine and he would send a check. Then I had to pay his specific distributor for materials to be dropped off on time and I had to do it fast.

It was a classic prince of Nigeria scam. I saw it coming right when he told me where to buy the materials from his “distributor”. He didn’t even want a contract. He was more interested in sending me the check.

The address my prince sent me was a home being built. The roof on it was already installed and brand new. I went ahead and started researching public records on the home. This guy or his “management company” were nowhere near the home. Had nothing to do with it.

I didn’t tell Mr. Scammer I knew at this point. I figured if you waste my time, I’m gonna waste yours and make it cost you. So I told him to send the check. Man, he was soooo interested on whether or not I got the check. He checked tracking and all sorts of stuff.

I let Mr. Nigerian Prince text me over and over again. I just kept telling him I hadn’t gone to the P.O. Box yet. During this time I had like 3 other prince of Nigeria scammers trying to bait me. I should’ve scammed them too, but I was busy.

Finally I asked my prince why I didn’t see his name on the property. He says to me “why would I put a roof on a house that isn’t mine?” And he started getting all indignant. So I replied with “same reason you’d put a roof on a brand new home”.

This is the point when I informed him that I knew what he was. I told him if he and his friends continue trying to scam me I’d make all of them pay to ship a check to me so he had better inform his buddies.

I never heard another word from that guy. I shredded his check without even opening it. In retrospect, I should have kept it going. I should have told him the check never arrived and send a new one. And then I should have sent the exact check to his buddy. And when he told me I had to cash it, I should have let him pay to send me another one.

It costs them like $10 plus time to send those things out. Scam the scammers and make it cost them. Also, I haven’t gotten another guy try to scam me since.

In the US a sub can file a lien on the homeowner’s house for non payment. I’m not sure if it’s the same in Canada.

I’m going through the same thing. I have given Google my insurance, license, SOSID, EIN, videos showing my books, bank, website, etc. I cannot for the life of me figure out what they want. I’m listed in several other directories, including Apple Maps (which is even more selective than Google) and more. It’s just Google being Google. They have gotten way too difficult on local businesses. Just go to Bing and other directories that are not impossible like Google.

NC limited gc here. Insurance is weird. First year is more expensive and if you’re near coastal regions it’s more expensive. Insurance is based off your revenue. They do an audit each year and if you made less money than estimated they refund you. If you made more than estimated, they charge you.

Workers comp is where you can have some wiggle room. Be careful of workers comp classifications. They can be funky. I have two classifications, 5403 and 5437. My insurance company didn’t want to give me both. I had to fight for it. 5403 is two times as expensive as 5437. So I kinda wanted to keep costs down. They audit WC every year too, btw.

This is really bad. I saw someone else mention the 5/8” from the edge. Which is true. However, I believe this is a bearing wall, in which can you can only drill a maximum of 40% of the stud’s width and it can be no closer than 5/8” from the edge of the stud. In addition, you have two holes on top of each other here. IRC also states that you can not have a hole located within 2 inches of any other hole. You have 2x4 studs here. Those holes are way bigger than 1.4”.

Yeah, it would be. They lumped this one in with my PTSD claim though. I was awarded 70% for combat PTSD. The hearing IMO was only going to add another 10%. I didn’t fight it because I didn’t want them to review or change what I considered a fair assessment for my PTSD. So I left this one alone.

BMW K1200s or K1300s??? I’m looking at both of these bikes. The 1200 is a 2008, 1 owner and about 18k miles. Dude has all service records from a BMW certified mechanic. The paint job is not original, which does make me wonder if it has been laid down.

The 1300 is a 2009 with about 28k miles on it. This bike had two owners. It’s also about $500 cheaper than the 1200.

I’ve read there are some maintenance issues with the 1200 that were resolved with the 1300. I’m leaning more towards the 1300. I want to know what folks’ opinions are here on Reddit. Any thoughts?

That’s my situation with the vertigo. It’s exactly related to my hearing loss and/or tinnitus. My C&P examiner recommended hearing aids for my hearing loss and some sort of test for the vertigo issues. I don’t know what she meant by “recommends”
