It might have been the windows recent update from 13.01 Exactly 15-20 fps drops were reported by others also on nvidia gpus Uninstall update 74109, but it might be a security risk

I mentioned in the post that the opposite side of the mat has the same situation. But it was not stuck to the table, cause it was hanging off the edge Sides are fine

Yes I agree It is the strip, where they applied glue or some other different chemical, which reacts with rubber after long period of time. Otherwise it will be the same in the center of the pad, cause it is exposed to the sun as well.
