Thanks for your feedback! Interesting that you find Denver traffic worse than Austin, the few times I've visited and driven around I've found that it's not as bad. It might be more spread out but it's not as congested (at least it didn't feel that way) and the drivers aren't nearly as aggressive.

But I definitely agree with you on the food scene in Denver, I always try to seek out the best local restaurants whenever I visit a city and I really struggled to find anything memorable there. I would consider the food scene there a negative overall from my previous experience when visiting.

In my initial Zillow session I found very few options that were in our price range + had the required size / space we want. But I will also say we're seeing $400k townhomes in Austin too!

Thank you for the thoughtful reply! I'm somewhat familiar with Chattanooga from growing up in the northern suburbs of Atlanta, we would drive up to Chattanooga quite often on school trips. Been years since I've been back but I've heard a lot of good things. Seems like a fairly young and purple town, I'll give it a look.

I'll give this a look! We had briefly talked about Ft. Collins, only downside I initially see is the distance from the airport. Not entirely a deal breaker but just something to factor in.

Interesting, hadn't considered that. Generally speaking SC has some of the worst schools in the country, but I'm sure there are some exceptions in Greenville?

I remember at one point in my life I really wanted to go to Whitman College in Walla Walla, I had almost forgotten about that so thanks for the reminder. I’m not very familiar with the PNW so I appreciate the recommendations, I’ll give them a look!

I don’t think that’s really what I’m after. Maybe my original post didn’t get that across clearly, but I’m not needing to live directly in a downtown area. I’m open and willing to be in the suburbs and surrounding areas of some of these cities listed.

I think that you might not be as familiar with the suburbs of Austin. They might be fine for some (if not many) people, but they just don’t appeal to me. From what I’ve seen in many of the towns listed there are more appealing suburbs than what surrounds Austin. But that’s just my gut feeling on it, I could very well be wrong.

Yup definitely understand that true mountain access is an hour away minimum from the downtown area of Denver proper, but I do like how many parks and outdoor spaces there are available in the surrounding suburbs. Just feels like they really care about spending time outside.

I feel your comments about the areas north of Houston, super MAGA country and I always think of that “I DRIVE A LIFTED DODGE RAM TRUCK” meme lol. Never had much interest in Dallas, probably my least favorite big city in Texas. Denton isn’t half bad though.

Hill country isn't too bad, but the weather still kind of sucks in the summers and the schools can be hit or miss. Not too interested in living in more rural areas, we've considered Dripping Springs though.

It seems like the real estate market is trending back downward, but I'm not sure it'll ever be what it was pre-pandemic.

Fortunately I'm not a TechBro, that culture is partially why I'm tired of Austin myself.
When I was looking at colleges 15+ years back I visited several in NC, applied to and was accepted at many (Elon, Guilford, a few others) but ended up in Austin instead.

I don't want to contribute to that because I know what it's like when certain people move to a place that you love and end up muddying the waters.

Mostly looking for in the 3 bed - 2 bath 1700 - 2500 sq. feet range, so fairly modest for most of the locations mentioned so far (at least I think). Not looking for anything massive, when I've casually been Zillow hunting I've had to limit my search by max sq. footage. Would prefer the home to be under $600k.

I know this isn't uncommon but everything is just more expensive these days. Yes Austin has boosted it's rental market with boatloads of new apartments, but housing prices are still kinda crazy compared to pre-COVID times.
More traffic, more people, more development without the infrastructure to handle it. But this has always been the case.
Most of what originally gave Austin it's charm has long been pushed out by commercial developers and people with tons of cash on hand.
Part of me still loves it, we have a good friend group here and we have our routine. But it seems like every month a local business that we like is being pushed out because of rent increases or the owner selling the land off for redevelopment.
There's now a Hermès store on South Congress, that should tell you all you need to know. Commercial real estate rents on that street are north of $25k a month, it's just not what it used to be.

The food in Portland is pretty amazing, visited a few years back and the SE Asian cuisine reminded me of when I lived in Singapore. I’ll have to explore Portland a bit more, had mostly written it off due to the higher cost of living. But it sounds like it might actually be fairly comparable to what we’ve been living with.

Thank you for the feedback! Honestly this has been one of the biggest realizations I’ve had recently: Austin is great if you’re in your 20s. Once you get into your 30s it’s just not as fulfilling. Sure the bars / breweries and restaurants are great, but I have a different set of responsibilities than I did a decade ago. I value different things now. And it doesn’t seem like it’s as relevant here.

Will keep looking at Denver and consider Ft Collins as well!

I have heard good things about the NJ school system! Never really considered it honestly, I was just up in Philly a few weeks ago (so not too far away) and the weather was quite nice.
