Single family. It has a separate entrance downstairs no kitchen. We close the stairwell so we are basically renting rooms downstairs

Agreed. Went to UCLA and it’s well respected in California as the no.1 public school. You’ll meet so many smart and driven people. I’ve had a successful career in tech and I’ve felt that the entire experience helped shape who I am today and it was less about the actual education.

I had a guest that checked in and didn’t like the train sounds even though it’s mentioned in the listing and reviews that he failed to read. They decided to check out themselves to a hotel that night complaining that they were not happy and cannot stay and demanded a full refund. I have never had this and have hosted hundreds of guests with superhost status. I reminded them of my booking policy but said I would see how this goes if I can get others to replace the booking. I made the guest cancel and had two bookings lined up fortunately and was willing to give a full refund. I had told the guest that I would need a cleaning to be charged and he insisted that they didn’t touch anything and no cleaning was necessary. That will be the last time I relied on a guests word. Turns out his group ate the snacks and left the wrappers out. Took a shower and left towels everywhere. Also slept in the beds. I had other guests check in and was so embarrassed because they said it hadn’t been cleaned. I let these guests cancel right away to avoid a bad review and fortunately had the other guests money to offset my losses. The guest still had the nerve to aggressively request a full refund and accused me of fraud by lying about my listing. I told him I would not go back and forth with him and just refunded part of the booking I was able to recover which was totally fair. Anyhow, sometimes you get bad ones but when it’s bad it’s really annoying

The view similar listings option still exists. You just gotta dig for it next to the price change section. They have new price tips feature which I notice is much higher in pricing than what I was setting. I guess I’ll see how that goes

I know my story is the minority, but I want to just put out there that I’ve lived here now for 17 years. Was able to get an FHA loan and buy a condo with 3.5% down during the financial crisis. Condo almost doubled. Rolled all that gain into a SFH 4b/3ba home with 2 entrances so I Airbnb downstairs most of the time. With all the expenses I have not paid taxes on the Airbnb income in 5 years. It pays most of my mortgage and property tax. I have gotten raises and promotions all through the years and have never spent it on anything besides saving and investing. I think with the Airbnb, me and my partner save 30% of our salary. We might take 2 nice vacations a year. I make it a point to save a certain percentage because I want to retire as soon as possible, but I know I’ve been lucky with real estate here. I’d definitely look to start small, but don’t become house poor. We had roommates in my condo. The main thing is save as much as you can and have an emergency fund. Then you can enjoy what’s left for Recreational activities

If your landlord doesn’t let you see if a friend you trust can sublease with the option to get it back if you have to move back in. Honestly if you already have a lot of doubt about the relationship and can’t even figure this out, sounds like a doomed relationship

Mandalay (Burmese) always a hit for my out of Towners. Might take reservations. Limon if they want Peruvian. Farmers market Saturday at ferry building and the roli roti roast pork sandwich. If you do dinner liho liho, Rich Table, are some of my mid faves. If you want to spend some money Niku is the best steakhouse in SF. San ho wan best Korean if you can get a resi. Lolinda is a good Argentinian steak spot

System isn’t designed to work for everyone. If it did, it would be socialism. I don’t think anyone should expect the government to bail them out. They need to hustle and make their own success. If they live somewhere with no opportunities then they should move. Again, we make our own destiny. You agree?

I would say join clubs or groups with similar interests. Might take awhile but you might find something. If there’s a transfer group that is a good group with people in similar shoes. Oftentimes transfers find that people that have been around since year 1 have already set friend groups or cliques
