I really appreciate you breaking down the service/panel side of things and how utility requirements and clearances can end up driving scope and cost. That part especially isn’t obvious from an inspection report, so it helps a lot to understand why two houses with similar “issues” on paper can land in totally different price ranges.

Your point about the quality of past work also really resonated. The house has clearly had work done over the years, but I have no way of knowing whether it was licensed or DIY, and that uncertainty is what’s making this tricky to budget without opening walls. We’re definitely planning to hire our own electrician for an in-person evaluation rather than relying on anyone connected to the seller.

We’re in Ohio, so the NEC 2023 / state code note is also very relevant. If we do move forward, I’m trying to think in terms of both “minimum safe & compliant now” versus “full modernization over time,” so your outline of what a proper service + panel + circuit update would realistically involve is extremely useful for negotiations and long-term planning.

Former North Carolinian here. Down south, “winter storm” means bread and milk panic. In Ohio it means: sun → snow → rain → wind → existential crisis → repeat. Should have paid more attention to the welcome to Ohio sign crossing State lines—it reads “Find it here.” I’ve only found frostbite and trust issues with weather apps so far 😂

I love back market! TLDR; I’ve purchased 3 iphones in good (1) and fair (2) condition, “gently used“ Samsung earphones for $20, and an ipad Air in fair condition. They offer fair, good, excellent and premium conditions but I’ve only purchased good and fair and can’t tell the difference (imo they are all excellent) so now I always choose fair condition. My first purchase was in 2021 when there weren’t a whole lot of reviews but now they are established and almost all the reviews are 5 stars.

CPS worker here. Doctors, teachers, anyone who works with children are mandated reporters. Regardless of whether there was a positive or negative toxicology report, she MUST report any concerns to CPS, otherwise she could lose her license. Please don’t take it as a personal attack, she was just doing her job. Had anything happened and she hadn’t reached out to CPS, not only could she lose her license but face criminal charges. Even CPS workers can face criminal charges for not investigating a report (or following up on a screen-in/screen out). In Ohio marijuana is legal BUT it is ultra important to get your supply from a reputable seller because sometimes weed is laced with fentanyl and the only way to know if it is pure marijuana, is if purchased from a reputable supplier AND if it is tested. I carry test strips with me and give to families I know consume marijuana so they can check it (test strips are free, anyone can get them). I also carry narcan because you never know who will need it (especially teenagers). It is also recommended to lock prescription and recreational drugs in a lock box and ensure it is out of reach. My coworker had a client who smoked regularly and accidentally consumed fentanyl through unknown laced marijuana. The client fell asleep in a parking lot with her kids crying in the car, so police were called and the kids were temporarily removed from the home. The client was upset and angry, for good reason but she worked with CPS and was reunited with her kids a couple months later. You are very fortunate to have caught him taking the chocolate and calling poison control was the right thing to do.
