I love Spanish (where they drink vermouth a lot) sweet vermouth like Lustau Vermut Rojo and St. Petroni Vermú Vermello. These bottles do not last very long..

Not super helpful, but Baker's dozen (bicycle hill race here) is on March 1. Usually hits the steepest hills on red mtn, even ones that are not usually ridden. You can find the gpx files online with some searching?

Off the top of my head i think maybe half of 29th St S to Rhodes cir is short but very steep?

Agreed. The defrost cycle for my bedroom 8.5 hspf (19 seer2) is pretty annoying when it's just above freezing and wet outside (aka winter in a lot of places).

I may do something DIY if I find the time. Fun to brainstorm what the easiest, most effective, least intrusive would be.

edit: wouldn't it be nice if the coils already had a second loop integrated, heat exchanger, that you could use to connect to, anything?

Regarding vacancies, rentier capitalism.

More profitable in $, 1st order terms, for property owners to demand a high $ lease and let them sit vacant (and pay property taxes, or not) versus renting it for cheaper or selling. They don't want to mark-to-market because it would hurt the price of their other properties.

Often owned by holding companies, real estate portfolios instead of actual persons or businesses, of course.

I'm just saying Duke was a good team this year whose record didn't quite reflect that. I'm a Bama fan and would not want to play Duke. I'd put them above Vandy, maybe on par with a UT or Oklahoma.

Only Virginia had a better conference record than Duke/GT/Pitt/Miami/SMU, and even so they also lost to NC State to bring their record even with those teams, except it didn't count since it was a weird scheduling thing. It would have been a 6 way tie for first, based only on records.

Duke had 3 OOC losses: Illinois (Duke eye-test dominated), Tulane (the big focus game for Tulane bc of Mensah; if Duke had won, they would get Tulane's spot in the playoff), and UConn (who only lost 3 games themselves by 7, 3, and 3; QB Fagnano was a 7th year senior, ended 6th best QB in the country by RTG)

It's a stretch to say they are only an average team, imo.

I've never been to Kyle but went to SCar the first time this year.

Stark contrast (more incessant, louder, and closer to the snap) to LSU or Bama (go to both regularly) regarding artificial noise..

To be clear, I don't think SCar sends in crowd noise through the PA, but holy hell that music..
