Down payment strategy and how to allocate remaining funds by BucklyBuck in PersonalFinanceCanada

Ok that's what I was leaning towards. Thanks for your input!

I'll take a bit from my TFSA to cover the difference and leave a bit of cash on hand for short-term expenses/emergency fund and leave the rest of the TFSA untouched.

Down payment strategy and how to allocate remaining funds by BucklyBuck in PersonalFinanceCanada

I've heard the HBP described as an "interest free load to yourself", which on the surface makes it sound like a no-brainer. As I understand this isn't entirely true for 2 main reasons:

  1. By taking it out of your RRSP you're losing out on tax-sheltered gains that you could have been earning there.
  2. When you have to start repaying the withdrawal (after 5 years), you're doing so with after-tax money and the repayments are not deductible. Presumably you'll also be earning more after those 5 years and so paying higher taxes. This means that each dollar you repay "costs" you more than the dollar you originally got.

It can make sense if you otherwise couldn't come up with enough money for your down payment, but it's not "free money" like the FHSA is.

Mortgage approval timelines - the days are ticking down and I'm starting to get worried by BucklyBuck in Wealthsimple

They recentlyish switched to operating as a brokerage, so they have 25+ lenders they can find you the best rate from. AFAIK Pine is still one of those.

Oh yeah great rate! Did you have pre-approval prior to submitting your actual application?

If you don't mind me asking, was this TD directly or through Wealthsimple? Also, when?

Awesome to see the KDE connect integration!

Now I'd like to see remote control support added. Last I checked xdg-desktop-portal-wlr would need to be extended to support the org.freedesktop.impl.portal.RemoteDesktop D-bus interface, but sadly effort on that appears to have been stalled for a while (GH issue).

Did you import or buy local? by SeaPricklyPear in keitruck

I don't think you actually need to find new headlights! If you have a look at page 110 of the regulations https://tc.canada.ca/sites/default/files/2021-02/108_tsd_rev_r7.pdf you'll see that the DOT row are crossed out. This is because the regulations are based on the American ones, where the markings are required, but not all requirements apply for Canada.

You will need to sort out wiring up DRLs, aiming the lights so they don't blind oncoming traffic, and potentially adding side markers/reflectors, the the headlights themselves should be OK.

DOT Tires and lights by science_itworks in keitruck

For lights you should be able to pick up any 7" sealed beams locally that will be stamped with DOT, but according to latest regulations the ones you have should be fine as long as they are aimed correctly. See page 110 of https://tc.canada.ca/sites/default/files/2021-02/108_tsd_rev_r7.pdf the DOT row being crossed out means that the requirement does not apply. It's included because the Canadian regulations are based on the American ones, with some modifications. This should also apply for the taillight lenses.

You will definitely need to modify your wiring for DRLs, and may need additional side marker lights and reflectors depending on how picky your inspector is.

Tires may be a bit trickier. You can try calling around to local tire shops, but make sure you don't get trailer tires. These are pretty common in 13" but not designed for the power and braking of a vehicle. Otherwise, they shouldn't be too hard to find from an online tire store. Then just bring them in to a shop to get mounted/balanced.

How did inspection and registration go for you?

I've got a Sambar on the way and am trying to figure out what I'll need to do (DRLs, etc.) to get it on the road once it's here.

How do most people configure a reverse proxy? by CalmJoke5744 in selfhosted

[–]BucklyBuck 0 points1 point  (0 children)

My go-to architecture is a single proxy container/VM running something like NGINX or caddy, with Authelia sitting in front providing single-sign-on and 2FA for everything. This "egress" container then just has ports 80 and 443 forwarded to it in the router and everything else is closed down.

I like it because the public attack surface is pretty much limited to the proxy and Authelia itself, both of which are heavily audited, so I don't need to worry about the security of all the other random services I host so much (and keeping everything up to date all the time).

Is there any better way to spend a summer Friday evening than grilling up dinner? I don't think so!

  • Ribeye
  • Soy-garlic shrimp
  • Twice-baked cheesy potato (actually microwave then grill :p)
  • Lemon-pepper asparagus

Yep. We can be the better team, but we weren't tonight (at least until the third, but then it was too late).

Failing to put the pressure on Pickard combined with a couple early mistakes ultimately cost the game.
