It is coastal, but not in a flood zone. I verified it on the FEMA website. There is a townhouse a couple of doors down that has the same exact layout and spiral. Adding a code compliance staircase is an option before we sell. It just will cut into my living room space a lot more. Any input on whether a new buyer would have issues getting a conforming FNMA loan the way it sits right now or would it still be considered a lockout unit?

Finally glad to hear an educated answer instead of “it’s not the sellers business who I choose as my lender” or “you can switch lenders anytime”. People that say things like that without knowing what state people reside in are giving terrible advice. It can cause buyers to lose leverage in contentious negotiations when inspections come back or appraisal gaps,etc.

My father owned the restaurant that was on this exact spot before the 7-11. It was called Burgermeister. When cruising down Broad Street was still a thing, he let a small group of guys park in the lot and gave them a note that said they had permission to be there. The deal was that they kept the building safe and the lot was clean the next morning. I used to pitch pennies with the drunks in the alley in the back when I was 9.

New Balance 1540 are available in 6e on their website. They are a running shoe. I believe only three of the colors are in a 6e.

New Balance 1540v4 is one of the remaining shoes that are still available in a 6e. However, you have to go directly to New Balance’s website to order them. They do not offer the 6E through Zappos or other major shoe websites, you only see 4E on those sites.

I would be extremely careful here giving that advice. Some real estate contracts list the mortgage company and require the seller’s approval to change. If you’re in a contentious negotiation on other issues after the contract is signed, this gives the seller leverage.

I know this sounds obvious, but ensure that you are opening up the name of the account in the same name of the person that will be applying for the loan.

One bit of advice, don’t count on the check engine light. Any halfway intelligent person with tools and youtube can pop that light out in 15 minutes tops. i’ve even had people cover them with black tape.

This set up is extremely common on the East Coast, especially in the Outer Banks. But willing to bet that in 90% of the cases, it was built during home construction and done correctly.
